Why would that make anyone feel better? Should we pay their electricity as well?

    Caboolture duplex completed

Hi, great thread thanks, love those pics. How hard/easy was it to get permission to stick a duplex on the back of the block? Were you 100% sure you could do this before you went to contract? Is each property now on its own title? Sorry if this is dumb but knowing what you can and can't do on a...

    what dishwasher not to buy

Surprised also. Asko is the best dishwasher I have ever had. And I've had Bosch, AEG and Miele.... Some of the 'big names' are now outsourced and not necessarily built in Europe now

Tenants want AC - what would u do?

Yes it will, but as I pointed out it may be worth it in the long run anyway with fewer call outs for tripping faults. Many older houses were wired in the days when we didn't have electric everything and just can't take it. I personally wouldn't skimp on electricity issues.

    Older investor and loving it

Well NB its inspiring to me that you started 'late' and have done so well. I bought a PPOR in my 20's and have done well with trading up but only really 'got' property investing recently, in my late 40's when it dawned on me that all this equity was doing nothing and that the ATO desperately...

Tenants want AC - what would u do?

I've installed aircon in 2IPs this year, each top quality brands. One cost 3300 all up for 2 quality split systems. The other was 4300 because of higher kw rating and upgrade required to powerboard. The latter has the advantage though of fewer maintenance calls for tenants tripping the...

    Housing slowdown hits UK

I read on the BBC site yesterday that max lend for 'buy to let' in the UK now was 70% AND the banks were requiring that rent covered 125% of mortgage interest  Here's the link: http://news.bbc.co.uk/1/hi/business/7083446.stm

Looks like it will turn out great. Where is it? Looks like its on a decent size plot. Do you mind posting your ballpark figures ie how much you think you will have to spend, how much you expect value to increase etc. It would be helpful for others thinking of taking the plunge...

Building and pest inspection for Auction properties

Agree with all this and would get my own inspections. Although I assume a buildings inspector hired by the vendor would still be liable to be sued if he issued a report that missed out something fundamentally wrong with the property. If I was selling at auction I would pay for inspections...

    Auction madness

Based on recent sales and comparisons I would have paid 380-390 max. But then I wasn't bidding and it wouldn't have been for me to live in anyway, so that is an 'unemotional' price. I was there because I bought the house 2 doors down a couple of weeks ago at auction and wanted to see what...

    Auction madness

I really think in both cases the auctioneer browbeat unsophisticated bidders. In the case of the latter auction, that house had been marketed at a higher price for a couple of months, attracting no interest (overpriced). The auction was the fallback position, so the vendors clearly needed to...
