    Brisbane mould removal recommendations

I had a similar issue in my IP in bayside area. I had quotes from a few companies, and if you read the fine print to maintain their warranty was impossible in Qld, ie they said humidity cannot go above 80% or something which is not possible in a QLD summer. Plus the cost was very high...

    Quick GCT Question

I am preparing all my paperwork for my accountant and I had a quick question. I have lived in the house that I need to pay CGT on for part of the time (I know its not subject to CGT while it was my PPOR). But for the time it had tenants in it I claimed things like house insurance, rates etc...

    Queensland Building Boost Grant

I would advise you to call the building boost and ask to speak to a supervisor. I spoke to 5 different people and got 5 different opinions on if I would qualify or not so I got angry and spoke to someone a few levels up who actually administers the grant and found the details out which...

Approx costs of sewer line connection for subdivision

I managed to get the sewer line installed. In the end all I paid for was a $900 sewer design (which was a joke, as it was a 2M straight line), and urban utilities paid for the construction which was about $3k as they mentioned something about a rebate for subdivided properties Ben

First time paying CGT - What can I use to reduce it

yes, I was living in my wifes house for 2 of those three years, and then for one of them, we were both overseas. But I guess one of them would still need to be our PPOR, and I think its probally better to have hers due to the value Ben

First time paying CGT - What can I use to reduce it

Hello I have to pay CGT on a property I sold last financial year. This will be my first time paying it. What things can I use to offset some of this tax I lived in this house as a PPOR for 2 yrs, then rented for 3, and then lived back in it for 6 months. When it was rented, all the...

Polished Floor Boards + Underlay Adhesive = Eek!

dont use kero, as its an oil based product and it will soak into the unfinished wood grains and then when you put the polish over the top, it may show through unless 100% of the flooring has the same amount of kero soaked into it. Ben

    Queensland Building Boost Grant

I dont see why its an issue, as the policy objective is to build more houses and stimulate the market, and you are doing that. but because they are so vauge, it makes it easy for them to deny it. Ben

    Queensland Building Boost Grant

There is a website now http://boost.treasury.qld.gov.au/ its still just as vauge as the previous one, but I guess the government needed to pull their finger out and appear to be doing something given that this is supposed to come into effect as of monday. It now says that the "land...

    Queensland Building Boost Grant

yes, the OSR website is very vauge. I want to know exactly how they are going to calculate the $600k so I can make sure I am eligible. This government both federal and state seem to have good ideas, but execute them very poorly. Ben

    Queensland Building Boost Grant

Does anyone have any updates to this ? As I am close to signing a building contract, but it will take a few weeks for the town planners, so it wont be signed until after 1st Aug. I am trying to workout how they determine the $600k Is the land value based on the sales history, or the...

A change to Qld's stamp duty

This does suck, but on the upside, if you buy land, and build a house, then it can be used to your benefit. I was going to purchase a house, and would have ended up paying about $25k in stamp duty. But I bought a block of land instead (paid $9k stamp), and I am now going to build. And from...

Hello I have purchased some land in which I intend to build a house. The current block is a 405m2 block split from a 805m2 block. There are no boundary pegs so I will need to get the block surveyed before I can finalise my plans. The seller still hasnt sold the other block, and I had a...

Water Tanks - Are they needed

Thanks, I will see if I can meet the criteria any other way other than having a water tank. As its on a thin lot (10m frontage) so having a water tank basically stops access to the backyard. Ben

Water Tanks - Are they needed

Hello My sister has a house that has been recently built (built 2yrs ago). And she has a slimline water tank on the side of her house and this tank even though its a slimline blocks the access down the side of the house. Now that her house has passed all its approvals. Is there anything...
