    Financial disaster prompting action

google the vendor finance institute. Might lead you to find more doing vendor finance and who could assist. The crux is finding someone who wants your rental as a home. Can you find them or do others have ways to find the end user.

How to handle low ball offer

Do you still have the contract with $620k as your figure. I'd leave it with the REA and just say that you've signed $620k already. If the buyer comes back all he has to do is sign for a completed contract. You don't have to worry any further and just get the REA to look for the next buyer...

Way's to create income on a abandon lot

Horse ajistment? Anyone parking large trucks in the street? A place for all the carnies & there caravans when the show comes to town? If no one is going to get in the house to live, get a scrapping report and then get onto the recyclers to remove what they can. (HWS, Switchboards, copper...

    Negative Gearing on chopping block

Did anyone realise what the new wealth tax means to negative gearing? Anyone who pays it (ie. earns more than $180k taxable income), you will get an extra 2% for the next 3yrs claimed for deductions? Is my maths right? They mean the effect of NG just increase by 4%.....

    Buying in flood zones

The flood risk in the blue chip areas haven't really stopped buyers in those areas. Especially now that the damaged houses have been repaired/reno'd a while ago. Suburbs are pretty much back to normal. I wise old REA who was around during the 1974 floods said it was all forgotten within...

    For Sale By Owner

I was actually thinking about doing this next time.... But with a twist. Vendor financed deposit scenario. Charge full retail but leave 10-20% in the deal for 24/36 months. (80% value covers the target net price I wanted). The 20% is paid in a combination of monthly payments and refinance...

Please sign petition for allowing a price guide on houses for sale

And wylie, I think our ethics would cause us to always try for Win/Win deals with the vendors/buyer we deal with. However, not everyone has the manners or ethics we have. Hence this situation. None of the industry solutions seem to concern themselves about what happens when we are faced...

Please sign petition for allowing a price guide on houses for sale

But it was REA who advertise $800k+ buyers to get the numbers at auction up. People getting B&P and vals who are wasting time & resources. And as we have seen in other states, this is hard to police and never enforced. Even your statement of the vendor wanting $1M+ but advertises $900K+ isn't...

Please sign petition for allowing a price guide on houses for sale

If I see both sides of the debate crying foul, it does look like something must be getting towards being balanced.... I'm in two minds on this. Price guides are good when correct but there is no easy way to show when they are fraudulent. Look at auctions in Vic. General practice over the last...

Building and pest Inspection ordered by REA

Just don't. Same goes for solicitors, brokers, etc which have a relationship through a REA to you. It maybe fine but you should have your own verified trades person lined up. Where is the property? Suburb? Maybe someone on the forum can recommend one. Google is your friend here as well.

    seller delayed settlement

If it is a standard Qld contract (see below), you can sue for damages. But if they can't complete the contract, you could say they may not have funds to chase anyway! Cheers. 9.3 If Buyer Affirms If the Buyer affirms this contract under clause 9.1, it may sue the Seller for: (1) damages; (2)...
