    House Prices - long term

Graemsay, what i question is the "inflation" figure... and adjusting for inflation. What is inflation, how is it calculated? Most of us know the theory but in real world practice its impossible.. Completely agree that 90s represented a good buy, it is easy to see using basic yields ...

    House Prices - long term

For many years I had been looking at various long term graphs etc to determine if there was a huge housing bubble and if prices would drop drastically. I looked at various long-term graphs, including australian house prices and many of them there clearly showed a huge jump starting from mid...

USA, Ireland, UK, Spain and Japan Property Bubbles versus Australia

Hi HJ, Do you have a nominal graph, not adjusted for inflation .. one with log scale would be perfect.. Not sure how "real" the "real house prices" in the chart are.. im not a fan of adjusting nominal prices for "inflation" ... As inflation is the biggest bogey in the whole system...

    Big demographic changes ahead

Maybe the govt is much smarter than we think.. hence the substantial increase in population in last decade.. That model has worked so far, but does not work when unemployment is rising. Added to that there is more political pressure during those "tough times"and backlash against migration ...

USA, Ireland, UK, Spain and Japan Property Bubbles versus Australia

I dont really know much about gold, so pardon my ignorance.. But i do know a bit about economics and the current financial system. Big demographic changes ahead

TC, A steady flow over 20 years is exactly the tidal impact i am worried about when combined with other factors. I am currently looking to get some IPs and have negotiated some goods deals. Though back in my mind I am concerned, as I think there are two big changes when combined will cause a...

    Big demographic changes ahead

yeah thats an interesting point.. the IR and bond cycles are definitely displaying this pattern.. Also forgot to add more pensions to hand out relative to workers to collect tax from. So govt may have to "adjust" the budget, less spending on some areas, more on hospitals beds and nurses...

    Big demographic changes ahead

Cheers patto... This graph paints the picture.. Its the relative size of BB compared to their previous generation that makes them very relevant. Resi interest rates

its more a gut feel than anything.. based on reading between the lines of what Glenn Stevens comments were and also comments by some bank CEOs and their recent actions this year.. btw i DIDNT mean if RBA rates are 4.5% then resi loans will be 8% and business loans will be 7% ... what i...

    Resi interest rates

I have a feeling there is some change coming in terms of interest rate spreads... I rekon banks are going to focus divert lending towards business, including commercial prop, and thus reduce spreads on those loans while increasing spreads on residential loans ... If this eventuates in...
