Prices in sydney are still going crazy. Would have thought the stricter lending criteria to have some effect on the market .....maybe not enough time to flow in yet or maybe a lot of the sales are to owner occupiers ? Or are some people buying presuming they have finance.....may get a rude shock...

Oh rams low doc really ? Our broker is pretty good, would have thought he'd considered this already. Or is rams not available thru all brokers.

We have 1 ppor and 6 ips. Original 600 k was just an estimate, no specific lender was mentioned. Yes we could sell a sydney property and take profit, will see what the market Is like in spring and consider it.

Not sure if it will affect the market or not. But personally the clamping down on finance has been dramatic in our case. A few months ago broker said we could borrow 600k, now we cannot borrow anything- limit reached. Very annoying, I love somersoft, I love looking for deals....now need to...

Any news if the $20000 bill has been passed ?

A few weeks ago there was a house that sold for 1.9 mil in yagoona....it was a huge house but old design. Still unbelievable price for yagoona! Have also noticed neighbouring Birrong been achieving very high prices, 800 to 900k for very ordinary properties. Maybe birrong getting very high...

We also have the rinnai avenger and it is fantastic. We keep windows closed but do not partition off the rooms and keep it open plan so the gases spread through whole,house. It can heat up the room it is in very quickly and it also heats up our upstairs.

So I'm interested in getting a new car and claiming the $20000 deduction. Is there a way of getting around things if the car I want to buy is more than $20000 ? So if including gst, can go to $22000 right ? Or is it not ok to claim that deduction if it costs more than that amount ?

Do you still think older apartments are a no go ? Have seen good 2 bedders in say watson, close to the city on offer for late 200s and rent about 300 ?

Yeah I agree prices have fallen back to low 400s. Wonder what the new h and l will do to prices in the area......I guess drop further ?

Prefer to stay under $450k.

Thanks for all the helpful info so far. Where do you see the market for these suburbs at present ? Still rising and how many years to go or you think it's near it's peak ? I plan to buy and landbank, and with yields being poor want to make sure am not buying at a peak and have to hold too long...

Could ask a relative in melbourne. Can you get the agent to tell you what's happening at the auction ? Or you can't trust them ?

North melbourne suburbs ? I'm interested in getting an ip in north melbourne, around 400k with development potential. Have read posters recommend thomastown, glenroy, lalor. How is the market going for these areas ? I've seen there is a lot of activity there but price growth hasn't really...

Most houses go to auction in melbourne. I'm interstate so how so people buy when it's auction ? Do you fly over or can you trust the agent to let you know over phone what is happening with the auction?

I'm surprised that a few of you believe melbourne is a rising market and good place to invest. I thought sydney was near top and so was melbourne. I've read that people expect little growth in coming years for melbourne Bc it grown so much already.
