Sydney Market at top - calling a severe correction in 2018-2019

Hi Sash, My place originally rented at 480pw in 2002. So around a 5% return. By around 2005 / 2006 was only renting for 400pw. Perhaps a return of 3.5% if we say the place was worth 550k to 600k It picked up in around 2008 / 2009. Was 580pw around 18 months ago , although we could've got...

Sydney Market at top - calling a severe correction in 2018-2019

Hi ll, My 2 cents... In the last cycle , some properties in Kellyville did fall 40%. But these properties in Seymour avenue (near where I live) were bought overpriced at the 900k mark (should've been closer to 750 / 800) and then sold for Mid 5's.. The truer figure was around a 15% drop...

Buying a property with subdivision potential

Hi all, I am looking at a property in another state. The block is over 700sqm and indications are that council will allow a second dwelling on the back of the block , pending sewer... I dont yet have the sewer diagram (I have submitted a query to the local water board) . The local council...

Sydney Market at top - calling a severe correction in 2018-2019

Rents will move down in the medium term. I have an IP that was bought new in 2002. It rented for 480pw at the time. Boom ended late 2003, by around 2005 / 2006 the same property was renting for 400pw. The oversupply of houses caused this - and this is likely to happen again (oversupply of...

    Speachless!

The "good news" is that interest rates did NOT go down this week... we may have got that top (of the cycle) too early IMO. If we do get 2 more drops this year, then we should get more growth. David

Somersoft leading indicator through the roof

I like looking at old threads like this ! It looks like we have had that nice growth since 2013 ....and perhaps another 9 to 12 months more to come ? When interest rates rise again , we will see the air come out of this bubble. Just history repeating. David

How much steam does Sydney have left?

12 more months to go , with another 10-12% IMO. Then Sydney will see around 5 years of flat growth. Some areas may lose up to 20% over that time. Then the new cycle will begin in 2021, and peak in around 2025 or 2026.... David

    Navra Legal Action

Hi, Not much to tell. The property market at the time was going very well - I had looked at similar houses 4 to 6 months before and they were 40k cheaper. So it was basically a case of buying before it went up more. Hope that answers your question. PM me if you want to know more. David

    Pools

We had a pool at the previous house and will be putting in a pool in the next house. Aquavic has a chlorinator that makes the pool a "freshwater" pool ... IMO it is better than both Chlorine and Salt water. No stickiness or smell , good for the eyes. Took a while to get used to maintaining...

    To Crimsafe or not....

Hi, If you are prepared to measure then install yourself - try this company - seconline.com.au We used them 6 months ago for a front security door and also a sliding security door. We double checked the measurements and it worked out fine. Good quality, around $350 each. David

    New Estates

I don't totally agree.... It depends on what you buy. I bought in a local estate some 5 or so years ago , as one of the 1st people to buy there. We bought a car park (650sqm) - located behind the sales centre. Pro's - Made an 80k profit minus stamp duty and selling costs. Developer...

What's your biggest financial mistake ?

I feel sorry for the people who heavily invested into the Great Southern loans.. When we were asked by N..ra to contribute to Great Southern and a grape scheme (to cut down tax) , we felt uncomfortable and did not do it... But we did lose a small fortune on the actual N..ra company itself...
