    Take a decent fee for delivery and try and explain everything over the phone and with photos so the delivery is more of a formality than an inspection?

    Nice the figures look good then. Just a question what initial cash down did you have obviously you payed stamp duty etc and captialised the lmi on the loan. Also how did you get info on the rates cost and insurance? Did you find big variations in these from suburb to suburb?

    I have been getting valuations lately for new loans and have noticed roughly 10 percent increase in the last 6 months but this is mostly on sub 300000 properties. And it doesn't look like it's slowing I purchased over 18 months ago though.
