    Rezoned Land Values

Thanks! I do live here. Will a valuer be able to give a true value though, of rezoned, undeveloped land? I am serious and happy to pay as long as the investment is a realistic guide on what I should be expecting. I have consulted one valuer and they said they could give me a projected...

    Cat/human pi$$ carpets

If the smell is that strong, it is soaked through the underlay. Don't waste a cent on any product, it will not help. The only way to resolve it is to rip up the carpet. I have had tenants do this twice. Trying to wash it out just makes it stink more! and every time in the future the...

    Rezoned Retail + High/Medium Density

Has anyone been through the process of having a rural property acquired by developers where the property was rezoned Retail? I am curious as to what point the property was acquired, before or after the rest of the area was developed? And if the Retail rezoning extends across several...

We have a small acreage in Sydney that we have recently received rezoning notice for. We have been rezoned about 1/3 Commercial/Retail, 1/3 medium density and 1/3 low density housing. Can anyone give me any indication on how Commercial/Retail Zoning is valued? Is it as valuable as high...

    Not settling on settlement date

Property is back on the market for just over what the buyer paid for it and about 10% less than what it was on the market for 7 months ago. Vendor has indicated they are going to follow through to recover deficit in sale plus related costs. Buyers loans have come through.

    Not settling on settlement date

The extension settlement date has now been and gone (it was this week), the buyer has decided to pull out of the deal and wear the consequences of any loss. No word form the vendor yet.

    Not settling on settlement date

Conveyance has advised: The deposit is applied against any deficiency on resale as per clause 9.3.1. Damages under a contract is complex and it all depends on whether they sue you for re sale deficit or breach of contract. Not sure about other fees and costs associated with re-selling etc.

    Not settling on settlement date

Can anyone advise where I can find the actual law that states the fees and penalties are on top of the loss of the deposit as the purchaser has been told these come out of the deposit first.

    Not settling on settlement date

The buyer got an email from the vendors solicitor on Friday afternoon, stating that they will sue for all costs if the buyer fails to settle, including the difference in price if they sell for less. So they are currently up for: Deposit: $115k Interest: 12% per month on 1.2 mill until...

I agree! We had problems with them about two years ago, I learnt a LOT of valuable lessons form the experience.
