Hi I will be renovating my IP in Cessnock - kitchen and bathroom. I live in Sydney. I looked around eBay but wondered if the forum members have suggestions about sourcing e.g. second hand kitchens ( full or individual items), showers, baths,laundry tubs and the like.

Am purchasing a PPOR. It is possible that may need to rent it out for a period of time. With my IPs I have always got the depreciation schedule but it does not seem relevant to PPOR even if it may be rented out for some time. Am I right?

I wonder if there are any significant differences between the two?

One valuation (vis St George ) came in at $230,000 and another via broker at $245,000. Is this typical? Is this too small a difference to worry about in the scheme of things but still $15,000 is $15,000?
