    Landlord Insurance.

    Depends who you use. I use Terri Sheer. Last time i checked with them they said that they give a 20% discount if you have 3 or more properties with them. The property managers i use also get a rebate for recommending them and they pass that rebate on to me $17 i think.

    mrsdawnrazor i feel for you. Sounds like you might have just been played a little bit. Go to the auction though, you never know your luck you may be able to get it for what you offered. Remember though, if you miss out on this property there will always be another that you may be able to buy.

    I pay first weeks rent + gst for a new lease, 6% + gst management fee, no postage/sundry/admin fee, no fee for lease renewals And i know for a fact that i can get an even lower management fee (4% + gst) with another agency. p.s i have 2 ip's

    6 or 12months contract

    I prefer 12 month leases, however i find that majority of the tenants prefer to renew every 6 months even if they know that they want to remain for 2 years. Just means that i up the rent every 6 months, which suits me just fine.

    Good job. The owners are lucky that they didn't try to sell it themselves with one of those 'private sales' they may have done themselves out of lots of money by taking the first offer above $250,000.

    GoldCoastGirl i'm sure that the agency that you are renting from needs to notify you first in writing before they list you on tica. I don't know the legal side of things but i'm under the impression that they can not list you unless they have an order from the small claims court to do so...

    steveadl what ever happened to common courtesy - a phone would have been appropiate from the agents end to let you know what was happening. Obviously an agent who is there for the minimum $$. I do like your additude about there being plenty of property out there and only needing a portion of it...

    I agree too. A complex - an onsite manager is usually employed to look after the common areas. I stay away from an ip with a pool. Give tenants air conditioning they will be just as greatful and they pay the electricity bill.

    Speak with the principal of the agency where you put the offer in. Maybe they are unaware of what their agent is/is not doing. It might be an on-going problem that the principal may not be aware of and it does jeopardise their agency. This may not help you get the home but hopefully the agents...
