    LOE here we come

Most impressive Dazzling - Congratulations. I'm not in your league of investment success, but could comfortably quit work for a decade or two and live off equity if I had to. 1. I don't learn much off property books anymore, but I'm sure I'd learn off yours. 1 guaranteed customer here...

Help! Undisclosed sewer main - can't build!

Here's where I'm at: A lawyer has said that they'll charge me $150 - $300 to read the contract, Section 32 and Conveyancing File and advise if I have a case for non disclosure, which is reasonable and I will proceed with. Whilst my builder has pulled out, I have found a dozen small...

Help! Undisclosed sewer main - can't build!

No - the Section 32 only included the Deposited Plan identifying the lot. The title information said "no restrictions" ie no easements or covenants. Funnily enough I even rang SE Water before purchasing about connecting to sewers and water which they said would be no problem and at standard...

Help! Undisclosed sewer main - can't build!

I just mean any income, not net-positive income or anything. My original budget was $350k for a house I could rent for $300 Now it will probably be closer to $400k for the same rental return, but so be it!

Help! Undisclosed sewer main - can't build!

Thanks for your replies. SE Water has a "Buildover Customer Guide" and application process for building close to or over a sewer. However my (project home) builder doesn't want to touch it as the footings, slab etc.. would be too far out of their standard specification and they have concerns...

Help! Undisclosed sewer main - can't build!

Yes - I will need a custom built home which will obviously cost significantly more. SE Water claims they are not obliged to create an easement over their assets (not that I'd expect anyone to say "sorry about that - lets make things right"). I'm awaiting some legal advice. I'm kicking...

Help! Undisclosed sewer main - can't build!

Hi all What a nightmare! In June last year I bought a 390 sqm block and only 10m wide, in Rosebud Victoria (in the "Avenues" for those that know) with the intention of building an IP. Settlement went smoothly, no disclosure in Section 32 Vendor's Statement and no easements or covenants on the...

    Where Did U Buy Recently?

I live in Perth but recently bought in Victoria: Where: Rosebud What: Vacant 390 sqm block 300m from beach in the Avenues in June 07 for $156k. Building a 4x2 house as we speak. Net cost will be about $350k Why: Rosebud reminds me of Busselton in the West, but its only 70ks from...

    What was YOUR upbringing like?

Hi Wylie Thanks for your interest. Dad passed away in 2002 of Alzheimers (alcohol induced dementia) though he was sick for a long time before this. This caused Mum great frustration and resentment because she quit work to look after him after he was so nasty to her for 25 years+. Its fair...

    What was YOUR upbringing like?

Mum was a cleaner, Dad was a cook. Both immigrated from Europe. He was also an abusive alcoholic and not a nice man at all. We never had a car (only kid I knew whose parents didn't drive) and we lived in a working class suburb in Perth. We were quite poor, Dad was drunk every night, always...

    Complex Situation, Need advice.

Not sure if I've understood your situation properly, but if you're asking about their family home, contact Centrelink and ask them about their "Gifting" rules and "Granny Flat" Rules. If your parents give up the title to their home in exchange for lifelong tenancy (legal contract) they can...

Tax Returns - Cost or DIY

I do it myself on e-tax. Many people on this site know as much or more about investment property tax than some accountants do. So if I figure that if I'm going to put all of my energy into organising my affairs, I may as well enter it into a software program and lodge it to the ATO myself! I...

    Building in Rosebud Avenues

Thanks for your replies and input -all useful things to consider. I don't necessarily think Rosebud will peak, but living Perth and watching everyone's obsession with near-water living I think its guaranteed for steady and better-than-average long term growth. The builders seem reasonably...

    Building in Rosebud Avenues

Hi all I live in Perth but have just bought a block of land in Rosebud, out of Melbourne. Its 390 sq metres, only 10.6m wide and 300m from beach. For those who don't know Rosebud, its 60kms South of Melbourne on the Mornington Peninsula, still something of a holiday town but (for those from...

    Subdividing advice sought

Hi Fourducks Do it yourself - its fun and interesting and allow a year if you're not in a hurry. I've subdivided twice in Perth and retained the original house both times. Also went Green title twice. One was cheaper than strata, as the sewer was right out the front and we didn't have to...

    What are your goals?

"To have an income without working" was always my goal. This has now evolved (very similar to passive income of $100k example above) to "$2million in net equity exclusive of family home, superannuation, cars and a toy or two." Of course I'll keep working - its more of an attitude thing...

    Name Your Dream Car(s)???

Whilst a Ferrari or Porsche Turbo would be nice, I'd tire of the pretention, image and potential envy that comes with owning a car like this. So I'd prefer something more subtle that only an enthusiast would know is special, like a BMW M3, M5, AMG Benz or Audi RS. In the meantime, in line...

    Rosebud west?

I just bought my first IP outside Perth and after much research I chose Rosebud having seen people's obsession with near-water living here in the West. I think its a baby boomer magnet with plenty of shops, a hospital, golf courses, wineries and a real "holiday" feel. I recommended it to some...

    Convection Oven

We have a convection/microwave combo in an IP and it works fine - never had a complaint. I do however think its important to make sure the Instruction / Recipe book is with it as most people are unfamiliar with them. Once they work them out - they love them!
