i guess it depends on how much similar properties are renting for then you could always justify it this way and also tell them what you have told us about covering the cost. It is a tough one though, - especially if they are a good tenant. 30 does seem like a lot but you could try and see...

i only know who to not recommend - andersens at stafford.. they didnt do a very good job and i had to get them back after a few weeks - was lucky the tenant pointed it out.
