    Drug lab in IP

I have spoken to a meth lab clean up service. They have advised me that the initial testing of 6 swabs will be $330 and these very rarely come back clear. Next step is forensic testing $2500 - $3500, this will indentify levels and determine the method of clean up required (estimated to start...

    Commercial Auction Tips?

The block is big enough to extend and move along side current tenant. Rent review is due in 9 months. Ideally we would discount rent and negotiate to move into the complex after extensions are made. This would give us 12 months to get built and moved over. Any problems with this? If they are...

Selling an IP to pay down PPOR

I would have thought that since your husband is paying the bulk of the tax this structure would be fine. You might be better capitalising the interest and redirecting the funds into the PPOR loan for a while.

Selling an IP to pay down PPOR

Selling an IP to pay down PPOR

Thought people might be interested to know what we ended up doing in relation to this question I posted at the beginning of last year. The IP was in my husbands name only, I purchased it from him for $450k and my husband used the money to pay down our PPOR. We did this at the beginning of...

Selling an IP to pay down PPOR

I may have missed a few things. We are unable to down size our PPOR in the short term - i am due to have our first baby in less than 4 weeks:eek:. Im also afraid my standards would not allow us to down grade:) Selling this property would put us back under the land tax threshold as it is...

    Passing on outgoings.

We are both commercial landlords and tenants. As a tenant I have always paid outgoings - insurance and rates. My question here is relating to council early payment discounts, are we entitled to them if we pay the landlord within the discount timeframe? As a landlord we are in the process...

    Builders Term ?

A way to get around this without having a builders license is to ask the developer to add an annexure to the contact for early access. This is essentially the same as builder’s terms. The annexure would state that you could have access to construct a dwelling prior to settling on the block...

Yes we have worked really (really) hard, I think thats why it is so scary to think of LOE. The thought of "undoing" what we have created. I suppose we just need to learn more about it to feel comfortable.
