    New Split System?

In the last 18 months we have purchased 5 units in Queensland and 3 in Sydney. All have been Daikin units and have been purchased through the installer - but generally we have used our own electrician. The installers purchase them very competitively and recommend the unit that is required...

    End of an Era

Thank you for providing such an invaluable resource. Good to hear it will live on in archive form. Have joined up at propertychat where we all start back at post 1 !

    Poor first home buyers Sydney

I thought it normally works the other way with this. A block worth $500K gets developed into 5 townhouses that sell for $350K each. The increasing density is what keeps the market affordable for new entrants.

Issue with a tradesperson - advice needed please!

Did the quote state that payment for materials had to be up front ? If not then that seems to be an easy get out clause - just say you were not intending to pay until after the job was completed and a tax invoice provided. Mention you want this for warranty and protection etc. Then he...

The Mother of All Booms is Coming??

You already called the peak in Sydney three months ago - it has kept going since then. I was kinda with you then and I'm kinda with you this time as well. These things are not necessarily calculated by logical thought processes though.

    Extending Wifi connection to shed

What would be the benefit of using a powerline product compared to a repeater ? Must admit that I did zero research before getting a repeater.

    Poor first home buyers Sydney

Thank you for sharing - I get a lot from your posts and background. At the moment we have 5 IPs and a PPOR - have a good a good income but two sets of private school fees offset that. We regularly consider upgrading the PPOR (knockdown re-build), going into business or taking some time off...

Do you know your neighbours names?

We are in a cul-de-sace and have kids. So we know pretty much the whole street and their pets.

    Poor first home buyers Sydney

Just wondering about your story with IPs. I got a lot out of the thread you had about the business you purchased and it changed my mind about taking a risk to head down that path. It sounds like you were on the right path with property investment and got a good way down the track (no...

    Extending Wifi connection to shed

It was a Netgear model but not sure which one - as is the one we replaced it with. This is the model we have now. https://www.jbhifi.com.au/computers-tablets/networking/netgear/netgear-nighthawk-x6-r8000-ac3200-tri-band-gigabit-wi-fi-router/601818/ Most of the stores are pretty good if...

    Extending Wifi connection to shed

+ for this. We extended the WiFi out to our back shed as well. The prices range from $50 - $400 at JB Hifi - initially we got a mid-range one that worked fine for me. However our teenager did not get the speeed that he needed for gaming - so we replaced it with the top of the line...

Journey so far - $75k salary (average), 5 years, 10 properties

Well done on getting out there - great results on all of your properties. How have you determined your CMV ? With the most recent purchase you are showing 16% growth straight up. With the Logan purchases in 2013 you are showing 50% in 2 years. On some of the earlier purchases you...

Sydney Market at top - calling a severe correction in 2018-2019

North Ryde houses would have gone up about 35% in the last house. I went to a couple of auctions recently because we were in the area and got a real shock (but a pleasant one). Very tempted to take advantage of the current interest - but having issues getting over the tax amount.

    Does Brisbane still stack up?

When we made our first Brisbane purchase about 18 months ago, we explained it in the quote below. There has been reasonable growth in the last 18 months on that property - but the rationale seems even greater today...

    Thoughts on this sydney purchase?

How does the price compare to comparable units that are on the market ? An off-market transaction does not automatically equate to a bargain.

Sydney Market at top - calling a severe correction in 2018-2019

DB was talking about which properties to hold (A Grade) and which properties to offload (B Grade) before the market moved into a down cycle. There are lots of ways to turn a profit from property in all parts of the cycle and your Kalgoorlie investment is an example of that. It also seems to...

Sydney Market at top - calling a severe correction in 2018-2019

I would have thought the criteria for "blue chip" property would be much more about the location rather than the property and would include : - consistently in high demand. - long record of stable growth. - weathers downturns well. - lots of potential buyers from many different markets. -...

Sydney Market at top - calling a severe correction in 2018-2019

It seems that "Blue Chip" and "A Grade" properties are two different concepts. you do not find blue chip in Kalgoorlie, Logan or Mt Druitt - it seems that you can, however, buy "A Grade" properties there. No longer sure about which ones to hold through the down cycle now.
