does anyone know if the 70sqm granny flat also has bedroom restrictions? Ie can it be a 3 bedroom, ignoring concern on size of rooms or living area?

for aux unit yes (though better access), but for duplex development corner block is ideal. You cant sell aux unit separately but u can sell duplex. Also u r not restricted to 70sqm for duplex.

managing existing tenant Has anyone got a golden negotiation strategy with an existing tenant. One of my IPs had a 1 year tenancy that has 6 months life left in it. Not sure if tenant would be happy to lose privacy during construction period (or wud even consent to it) and ongoing share of...

Qld State Govt approves New Logan Planning Scheme. Start in May

Paying for itself is a stronger possibility than a massive gain on sale for most Logan suburbs/properties. That's on a business-as-usual basis. Things could change though with development. For one, no one knows how the market will play out in Logan now, there is still plentiful supply of...

Kinda agree. It would be good to see some equity gain though, to help in duplication of the strategy, ie buy another one based on value gain! Please PM me the granny builder's details. Good to think now about costing, plans, funds, negotiating with existing tenant, etc.

Imho all are reasonable possibilities. What works best for you is best known to you, based on your capital/funds, investment objectives etc. Ie do u want to sell, hold, etc. Difficult for anyone to tell without knowing your goal. If you want to know how to maximise the utilisation of the...

I do hope they are flexible on that front as for 15sqm I wouldn't like a fellow investor to miss out on potential. I had a property in Rochedale South just shy of 900sqm (in R600 zone). When prices were suppressed I was thinking of a duplex for long term hold. But council had directed me to...

Granny flat cost Probably too early to jump on this, but with the 70sqm dual key granny flat allowed - what would it roughly cost turnkey? Is $100k a good figure to work with? And rent - $270/week or is that too hopeful? And would end value simply be current value + granny cost, or actually...

But logan council already was approving aux units for legal height properties. Isnt fire wall a concern only for separate strata title?

Isn't that where council does an impact assessment? Ie where the land size or zone does not comply with the code but they assess applications for a fee, with no guarantee for success?

I was snoozing. Totally missed this news! Nearly offloaded a 719sqm corner property i bought 6 months ago at almost cost a few weeks ago! Thought Labor govt would never move on it so quick. Glad i didn't sell. Now will look for a 20k markup :) just worried rent could be affected at my...

    Capital works deduction and destruction

If a significant item is scrapped then for a small tax deductible fee the taxpayer can ask the QS to itemise/estimate that scrapped item. i have applied this once. But was easier in the sense it was done within same tax year so no additional fee was paid. After first tenancy, and while the...

    Capital works deduction and destruction

There has been a few discussions on this but mainly for specific circumstances. We usually get caught into what is repair vs capital in the discussions, but not talk as much regarding the deduction for old asset being removed. Building depreciation is covered under Division 43 of the tax act...

    Finance 3.99 percent

You might know the answer to this. For 3 year fixed: ME bank's 3.99% has a comparable rate (on 150k) of 4.84%. loan.com.au's 4.29% has a comparable rate of the same ie 4.29%. So is the latter a better deal if obtained with same features?

    Finance 3.99 percent

Is that 3.96% broker-free comparable to 3.99% through broker? If so, the savings per annum on a $1m loan is $300. Is it worth it?

    Tenant not vacating

That would be giving that agent a badge of 0% vacancy on properties under management; making him a star performer! Agent or not, an investor got to have a good handle on the market in which she/he has made an investment in. Cannot be passive about it in the hope the manager is doing the...
