Rent out or sell student style flat.

I'd get an agent of course. The suburb is good and location is great. I think I'll rent it for twelve months and see how it goes from there. Yes the idea was to build a portfolio. I also have a unit in Seaford which is currently rented out.

$450k budget. First IP. Where to buy in Melbourne?

Damn, I didn't even attend. Glad I didn't waste my time. Get frustrated by people who just bomb auctions due to low interest rates and aren't prepared to say when enough is enough, leaving the opportunities for picking up a bargain behind. Bet the seller is wrapped though haha.

Carnegie VIC - Hold on or Get out

Carnegie is a great suburb, I'm biased as I grew up there though. However look at the development along the main shopping strips, library, new restaurants, train station etc. I'm looking at buying there amongst other areas, imo great spot. Has the lot, shops, public transport, schools etc...

$450k budget. First IP. Where to buy in Melbourne?

Also adding, personally I wouldn't buy anything less than two bedrooms, not for 450k. That's a good budget for a 2br inner city apartment. Unless it's a large one bedroom with living space that you can make into a study/bedroom. Recently missed out on a nice looking place in St Kilda like...

Placing IP equity into my PPOR LOC?

Hey guys don't mean to hijack this but, can I transfer equity from my IP into an linked offset account? That way you can transfer equity for a deposit or into your PPOR mortgage. I'm assuming there would be a hefty fee for this what with valuation's etc.

    Buy second IP or PPOR?

Hmm I'd probably prefer to buy inner suburb or even melb city. I could only just afford something small. Otherwise yes I could rent or share and buy something further out that's cheaper. But I've always wanted to own my own place.

Hey guys, I have a 2 br unit I brought 5 years ago. Got a good amount of equity in it and it basically takes care of itself. I want to either buy a second investment and rent or just buy a ppor. What should I do from a financial point of view? It's just me at this stage, but thinking gf...

    Property Manager, a career?

With the current economy, and very low vacancy rates property management can be a rewarding career, however to move from I.T Project Management? You would have to be crazy. You will learn alot about investing in property, anyone who says you won't has no idea...You will learn how to pick...

    Kitchen reno's.

Hi all, so i've brought a unit and plan on doing a kitchen reno. The current oven is ancient and looks like it's about to pack it in, so i want to replace it with something more modern. The unit however does not have gas, so i'm stuck with only electric appliances. Should i go with a...

Tenant won't accept 120 day leave notice.

I would ask the pm to make an application to the tribunal for a possesion order just in case she does not vacate on the date stipulated. She can't refuse the 120 day notice.

    Fish tanks?

Fish may seem harmless, however the weight of the tanks should be considered. Anything over 4ft and you need to consider re-enforcing your floor. Most landlords miss that one.

Working as a commercial property manager

Great thread, it seems to me that commercial property management is a good move up from residential property management. Better hours, better money and better career advancement.

    What should be inspected?

Inspections are a waste of time? The primary reason you do them is to ensure that the property is not being trashed. Twice a year is minimum, you can drive past all you want, but you will not know the condition inside unless you do R.I's.

    First investment opinions.

Hey Justin, sorry for the late reply. I'm looking at practically anything, not fussed...want at least 2 bedroom no more than 220k. Possible areas inc, Dandenong, Boronia, Bayswater etc etc. I like Clayton and Oakleigh but think it's out of reach now with the market rise.
