For what it's worth in a disscussion the other evening with a large number of investors, this question actualy came up and was answered by Geoff Oughton (Chief Economist of the NAB). His answer was much the same as Mondie's posting. Hey Mondie there may be a job for you at the bank:D

    Subject To finance clause

If it is subject to finance, make it very specific ie. Subject to approval of the Commonwealth Bank 104 Pitt St. Sydney. as posted by others this keeps control. The same applies to building inspections, pest inspections by people you trust and not dodgy Dave.

XbenX sorry to disappoint you but there is no ideal system... you need to asses each property on its merrits. Then apply the best structure, not system to efect the sale for maximum profit to the owner. I didn't mean to imply I had a perfect system, the whole real estate industry needs reform...

    Whats happening in Perth.

Are you wanting to wrap, lease option, capital growth, cash flow etc... there are a lot of questions you need to resolve. Not the least of these is: Where do you want to end up? What is the purpose of the investment? What is your overall stretegy? Have you got an investment profile? What...

    Auction Prices

Investor while the owners are laughing, the ones laughing harder are the agents... and I must say that although the vendors are getting exceptional sales they often... often... often get less than the buyers would have paid. Auction doesn't get the highest price... it gets the best bid. If...

    motivated vendors

Investor I'm very impressed, I tip my hat and agree completely! I left the agency I started with for exactly those reasons and more. I always said if a vendor or purchaser could see and hear what happened in the sales meetings, they would (and should) sue, sue, sue. You left out the terms...

    Auction Prices

Well this should spark a feeding frenzy. Auction has its place, contrary to a well known TV head who believes they are the work of the devil. Every property should be assesed on its merrits the arguments for and against presented to the owner then..... More to the point is that auctions are...

    Auction Prices

Bundy right again there are lots of reasons why they don't get the best at auction: Some don't have their finance approved, others will not be forced at auction and won't bid, others use the auction to condition the vendor then offer after the fact, if they miss out they consider it over the...

In practice suggest to the agent that you will reduce or withdraw the offer if it isn't accepted. Ross in an earlier posting I asked how he made the offer, because verbal is'nt worth the paper it's written on. It is illegal to not present offers but I have plenty of first hand experience and...

    Auction Prices

Some of the best buys happen after auction, the owner has lost control , the agent may be about to lose the listing, and if pressure is applied accross the board you can certainly be the winner. This was the case only last Saturday. Use the force luke!:D

    Auction Prices

bundy is right however there are other ways to control the situation. Mostly if you have done your home work, and understand the area you are buying in, you get a "feel" for property values. However sometimes good ones come out of the wood work and must be considered today. Consider the valuer...

    Auction Prices

WillG you see when you give an offer too early you run the risk of the agent using the offer to condition the owner to get the reserve reduced and not the price eventually paid. They may not give it to the owner at all in some cases... not good. Where are you and how did you put the offer to...
