Open vs Exclusive listing in current slow market

Yes you would do the checks with any purchase. Looking desperate as a Vendor my bring in more offers but it is highly unlikely they will be good offers, they will be from bargain hunters. As an open listing almost certainly you will be pressured by agents to accept their offers whereas an...

Open vs Exclusive listing in current slow market

I am not bagging realestate agents at all. Most do the work they are supposed to , some just go along for the ride and hope to get lucky. Basically, most REAs just do the normal advertise on re.com and their business and do open homes. Those who are willing to go the extra mile and pay for...

Open vs Exclusive listing in current slow market

Yes we have sold other properties via exclusive listing, and still have other properties on the market as exclusive. They have been under completely different markets/circumstances so hard to compare, but really probably not much difference. I think with the open listing, we created a bit...

Open vs Exclusive listing in current slow market

Well, we listed open. It probably annoyed the tenant no end to have a few sales people in and out and 2 lots of open homes every sat, but in the end we have it under contract (pretty much unconditional now). We did have another contract through first but that didn't last long, and then this...

Open vs Exclusive listing in current slow market

Hi there, We are thinking of selling off another IP. All our other sales have gone through with an exclusive listing. I am wondering if there is any advantage by listing exclusively with an agent than open, especially in this slow selling market. My theory is that the agents are keen to...

What is the usual on this...

Thanks for the replies. I now have an idea of what can happen. Now I am wondering how many buyers pull out of contracts after they go unconditional, and how much are they up for if they do? And no, I'm not a buyer pulling out of a contract.... :)

What is the usual on this...

Yes, that's right, but what if there are issues brought up with the building report. What is the legal way to do things then?? Are quotes required, or is it just negotiating a better price??

What is the usual on this...

When a contract is current on a property that is selling, and the finance/building inspection date has passed, but the purchasers want to negotiate on the building report?? Do they get an extension? Who is supposed to do what?? Any ideas of this in QLD..

Counties in QLD - have they changed???

Hi, We are about to sign a contract on the house we are selling in Kingston. I have noticed the county is different to when we bought it? Anyone know if this would happen, or the county would have changed?? The county in question was Stanley orginally, now on the contract it's Yeerongpilly...

What permission is required to shift kitchen

This is interesting. In our current house, the kitchen had already been moved and the toilet is fairly close to it. What is an 'air-lock' to be exact??

    Capped fee REA's

Hi, Most of you are aware of the new breed of REA's that have capped fees for selling property. My hubby and I will be listing a property that is rented (6 month lease), very very soon. Looking at our options and wondering what you folk think about these agents? Is it worth saving say $6000...
