    Sure if the numbers ticked all the boxes: positively geared and potential/expected capital growth in the short term I would jump at the chance. However my IP's have all been cheap places that have needed a good reno to increase rental return and add value.

    Passive income from rent is the end goal to provide freedom from relying on salary income. Do not want to be reliant on the pension or super for retirement/living expenses.

    I won't pretend to understand how and what affects interest rate changes however I am loving the low rates at the moment. As a child I remember Mum & Dad were paying over 18% on the home loan and it was a struggle for all of us.

    First option would be to refuse, if that meant losing a great deal I'd simply get them to punch my name into RPData/Pricefinder and show to them how many investment properties I own and the cash flow associated with that. If that didn't satisfy them, I'd shrug my shoulders and walk away.

    I focus on buying neglected properties so the reno after purchase is to prepare it for rent and also increase the rental amount above what it was achieving before. Plus to increase the value of the property for reval and access of equity for the next purchase.
