Why is there low capital growth in this suburb with a new train line/gentrification?

Hard to say whether 90% OO would have improved Capital Growth. If it was we'd probably be talking about a completely different Macquarie Park :) It's important to buy the right property type that will appeal to the majority of buyers wishing to move into the suburb. Macqaurie Park is...

Why is there low capital growth in this suburb with a new train line/gentrification?

The problem I see with these areas, Macquarie Park in particular, is the number of new apartments coming onto the market, in the next 12 months and future planned developments. Earlier in the year both areas were earmarked by the state gov as two (another one is Epping) of the 8 new Sydney...

Why is there low capital growth in this suburb with a new train line/gentrification?

My observations on why there could be a difference; Macquarie Park is made up of mostly older style apartments and businesses. no village/community feel, no schools. Where North Rye has lots of owner occupier houses, nice local shopping strip on Cox's Road, Lots of local schools. Has a...

    Options/share trading

Yman is right. To make significant gains and use appropriate risk management you will need a significant amount of capital. Although at a minimum $20K (& risk $400 a trade) would be enough to learn the ropes and not blow up....immediately anyway :).

    Options/share trading

It's unlikely you will find a trading mentor that will help you out of the kindness of their hearts, it doesn't work this way. You will ultimately need to pay $$ for some one to train you or $$ in losses to the market in experience (likely both). There are plenty of people/organisations...

At what point does an IP become neutrally geared?

To calculate buying cost the approx figure is about 5% of purchase price. Is there a similar method to work out approx tax benefits? I have PIA but I think I'm falling into the trap of Garbage in, Garbage Out. Thanks

    With $650k 3 bedroom house/th

You could try Marsfield, which is walking distance to Mac Uni. You'd need to buy something unrenovated though for < $650K (if you can find one). Like these http://www.realestate.com.au/property-townhouse-nsw-marsfield-114945163...

Women Leaders in Politics - (I'm not Sexist)

But of course when they ask why they didn't get the job the employer would say there was a 'better fitting candidate'. Not the fact it's their religion, race, colour, political opinion, sexual preference, disability, age that's the problem. Ironic don't you think?

Yep and at the detriment of many children IMO.

An idea that most here will hate, but I think is neccessary

I also agree with the sentiment, who wouldn't want a Utopian world of inconsequential mortgage commitments and the ability pursue more productive/creative endeavors. Count me in. But has there ever been a case where giving a particular group a 'free lunch', which is what you are proposing...

Max profit within 2 months - Which stock?

Have you thought about not buying anything at all? A friend entered the ASX comp last year, didn't place one trade and ended up in the top 10% :D

Any good books on share trading?

Wise words Sheryn. The price you pay for education is giving your money to the market..over and over..and over again

Any good books on share trading?

This is especially true in secular bull markets where everyone can't help but ride some winners. My view is those making money consistently in the markets over the long term aren't lucky, they have a plan and take from those who don't. Even if markets are unpredictable and random, which I think...

Thanks. I always seem to enjoy these types of books over the 'how to' ones.

Any good books on share trading?

My two favourite trading books are Nicolas Darvas - How I made 2M in the Stock Market and Jesse Livermore - Reminiscences of a Stock Operator Both books are classics & still stack up, as markets never change. I'd suggest starting small on equities to prove your ideas/trading plan. If you...

    Thriving on Minimum Wage

For sure I think a variation of something like this can be done, one way or another. Subletting a room or two (especially in large houses) for profit is common in cities like London with it's high transient population. But as Mother Theresa once said "The best way to help the minimum wage is...
