What's the lowest yield that you'd settle for?

Skater, I think you are missing my point. I'm not trying to get you to buy me an IP. I promise not to buy it. I'm trying to have a discussion backed up by some facts. Better returns in the cheapie suburbs in Sydney. Just had a quick scan of Airds, Mt Pleasant, Werrington. Wouldn't live in any...

Investing in Southport, QLD as a foreigner

these units have been struggling to sell, developer went bust during the gfc. development since rescued, rentals very good value here for the person renting. no doubt very expensive strata fees. short term might look like lower value investment. Also always worries me the quality of fit &...

What's the lowest yield that you'd settle for?

Hey, thanks for the reply. I agree these are some of the areas with higher yield. (Due in part to the area being not as desirable / wouldn't want to live there etc) I do see 6% yields. These are the exception. I don't see 7%, and the distance (which seems small when we talk from 6% to 7%)...

What's the lowest yield that you'd settle for?

I don't believe that's the reason. If there's heaps, I'm sure there's plenty to share around too. Dazz, 1) Despite the anonymity of this forum, I don't appreciate the disrespect you are showing based on zero knowledge of myself. Can't recall calling you an arrogant a.s.s? 2) Displaying a...

What's the lowest yield that you'd settle for?

Thanks for sharing Dazz. I was talking resi though. Bad guess. I'd love to live in a massive warehouse. Bit too far to commute though. If you wouldn't want to live there, why would anyone else? Just part of the demand side of the proposition in my view. P.S. Still no examples of the...

What's the lowest yield that you'd settle for?

touchè. Maily because I'm looking in a little higher socio economic & more gentrified areas. Let's call them median suburbs. And on that note kept looking in all sorts of other places too - morayfield, jimboomba, fernvale and others. Anything? No. 4's, 5's and 6's max across the whole gamut...

What's the lowest yield that you'd settle for?

What's the lowest yield that you'd settle for?

I must be looking in the wrong places, because everything I see is 5% gross yield max. Would love to see some examples of 7%+ in resi not in the boondocks.

    Is it too late?

Hey guys, thanks for the input :) Perhaps a little more info then, even this much I hate putting for the world to see forever  PAYG Income circa 100k, but low living expenses. So I have something to work with. Have been buying some shares the last few years as the market sagged...

    Is it too late?

 Recently purchased my first property in my own name. Paying P&I with a 100% offset account. Currently tennanted, lease expires at the end of the year, when I will take up residence for 12 months to satisfy FHOG commitment. Having read some info here regarding intrest only, trusts...

    FHOG/6 Months/Renting

Hey having just looked at options and moved upon one in QLD, I'm offering the following insight; 6 months is federal FHOG requirement, in QLD the state stamp duty concession involves living in for 12 months within 12 months. And relevant to the above quote, letting, or part letting, is not...

Q about the 6 year CGT exemption rule for PPR

Bummer. Was a bit more than a "what-if" :) As usual the rules are messy :)

Q about the 6 year CGT exemption rule for PPR

I read somewhere else on here that it would qualify as long as you lived in it first, then rented it out. If you rented it out, lived in it, then rented it out, the exemption was the fraction of the period while you were living in. I wonder if you bought a PPOR which was tennanted, lived in...

    Financier flexibility?

Hi Have been doing some research prior to jumping into the property market. Head spinning with so many options in regard to loans. Valuable advice of a general nature much appreciated. I've been to see my bank, spoken to a broker, and looked on cannex. The rates seem to vary wildly...
