    Glitzy website full of testimonials from people who have given up work to earn massive amounts of money working part time from home without telling you exactly what it is that they do. Tried and tested way to lose money in a hurry.

    Definitely all about the location. 1 bed unit in a small country town could be a disaster, but one that has a view over the bridge and opera house in Sydney could be a goldmine especially for short term holiday rentals.

    The comment about a divorce costing around 60% was one I could vouch for. Also bought an IP at the top of the market in 2008. Just about breaking even now with the rent, but could still not sell it for what I paid for it.

    I use tripadvisor to get prices and find out what the place is really like, then try the hotel website directly and have often found a better deal.
