    Property in Hawthorn

In my opinion, 300-330 per week of rent is achievable but remember that there is $3000+ (not sure about the exact amount) of body corporate needs to be paid every year.

    Property in Hawthorn

Went there for inspection last Saturday. The unit was built in 70's. Small and crappy kitchen and bathroom. The living area is probably less than 70 sq m. Personally, I think 300k would even be too high for an offer.

For first home? May be. Investment? Absolutely no.

    Docklands

Hah... I rented an apartment in Docklands last year, thinking that I would be taking lesser time to get to my office in CBD compare to my house in Box Hill. I was totally wrong... Every morning I have to walk 600 metres to the tram stop and spend around 15 minutes or sometimes even 30 mins for...

Is Brisbane nearing the top of the cycle?

Whatever it is... I think Brisbane property prices will still grow as Brisbane has all the fundamentals needed for capital growth... I am predicting a constant rate of at least 6% per annum over the next 10 years or more for dominant suburbs. PS: buy nearest to CBD as possible... cant really...

    PM in Chermside

Thank you all very much for the recommendations... I came to conclude that I need a PM that has office nearest to my property as it will be more convenient for my property manager, hence I can expect better care from him/her. Also, finding tenants will be easier since most prospective tenants...

Yeah now we also should erase our mindset to purchase from Go Gecko =p

Purchasing in VIC - Frankston Area

I predict that the future growth of Frankston house prices will not be as good as many in here have always thought... Many of current Frankston (especially North Frankston) residents (mostly couples with children), are selling their homes and moving inland to suburbs like Pakenham and Berwick...

Nundah, Chermside, Zillmere and surrounding Inner North Brisbane

I would love to buy in Nundah as my gf had... Now prices are just crazy in that suburb. 450k would only get you a crappy old house in a lousy street.

    PM in Chermside

Hi Bretto, How much are their management fees? How many property inspections do you get each year? Is there any other benefit? (for example, taking pictures of the property to show u together with the inspection report, etc.)

Nundah, Chermside, Zillmere and surrounding Inner North Brisbane

I got the 340k as median price from www.domain.com.au. Anyway they tend to be too conservative. Your property must be at higher end of the market.

Nundah, Chermside, Zillmere and surrounding Inner North Brisbane

For Zillmere, the suburb may look dodgy. Then again its house prices are way too low comparing to nearby suburbs. The median house price for Zillmere right now is only 340k... Too low for a suburb only 12 km from the CBD...

Nundah, Chermside, Zillmere and surrounding Inner North Brisbane

Nice work Ben! My gf too bought an IP (old crappy timber home) near Banyo in Nundah 7 years ago for 150k (she thought that she had offered too high that time...) Last November it was revalued at 570k by the bank! As it is zoned LMR, My gf is looking to demolish the current house and build a...

Gonna purchase an IP in the area. Can anyone tell me which they think is the best PM in Chermside and why... Much appreciated.

Nundah, Chermside, Zillmere and surrounding Inner North Brisbane

I am looking to buy an IP around the area sometimes soon. Currently focusing on Chermside West and Aspley. Went there last December and I just love the environment in these suburbs. Peacefully quiet with bird chirping in the morning, and yet close to everything, parks, schools, child care, RSL...

Which suburbs would you buy in Brisbane?

Chermside, Chermside West, Aspley and Geebung... Houses, 20-40 yrs old, 3-1-1, 600 sq meters sell between late 300ks to mid 400ks. They are all 9-11 kms from the CBD. Still a bargain...

with $260k-$300k which area in Brisbane would you recommend?

Yes, it is because the purchase is made when the house is not built yet.

with $260k-$300k which area in Brisbane would you recommend?

Hey mixed up, I reckon you go for Springfield especially if you could find land and house package to save your stamp duty and new property maximises your depreciable value. Latest demographic has shown tremendous demand for living in that area with big shopping centre in central Springfield...
