Hi all,
I own a couple of properties under my name (no PPOR) and will open my own business this year as a side project while still being 100% employed at a financial institution.
This side project / business will be owned by two or three persons jointly (some have properties under their own...
Hi,
Just seen a property available for rent being advertised as "Rent offers over $725" and was wondering if that is legal in NSW?
I was under the (maybe wrong) assumption that 'rent auctions' are not allowed.
Cheers,
Void
P.s. the ad in question...
Thanks Brazen,
let me check if it really makes sense to put a GF onto these two blocks and we can then talk about my guinea pig role :)
I struggle a bit putting a 100k GF next to a house when I only paid ~220 for the block of land and the house. Seems a bit mad to increase the value by...
Hi Brazen,
not sure why, but I always thought you need 600m2 to qualify for a GF... well, now that I've been made aware of the 450m2 rule, I've got two blocks that could potentially qualify :)
Regarding the 'Manufactured home' comment above, I'm not entirely sure I understand.
- So if a...

Wow, some impressive lists getting posted here...
I personally like spreading the risk a bit.

6.59% at CBA if paid in advance
Hi,
if payment in advance is your thing - CBA has a deal (I believe until end of June) with 6.59% if you pay one year in advance.

Hi all,
after a couple of buy-and-hold IPs I have decided to give the more active IP business a go.
My goal is to buy a subdividable block of land within the next 6 months and have given me roughly:
1 month to find four areas I will focus on researching.
2-3 months to do detailed...
Hi Ramalean,
I do not disagree with the above posts that it is generally a rougher area and this probably means that the majority of guys posting here in this forum wouldn't want to live in that area.
But not everyone can afford the luxury of living on the sunny side of Frankston ;)...
Aladdin,
my first IP was an OTP and I guess I was lucky as it turned out exactly as I imagined, it valued up to the purchase price and I got the rent and the depreciation I thought I would get.
While it is still a great IP and I will keep it - I tend to agree that it is less risky to buy...
Thanks guys - definitely a lot of interesting views !
@ Travelbug
You are right, I did not buy the property I copy/pasted the link in - that was only the one I had negotiated a good price for before flying up there.
@ willair
I was aware of the 'bait' possibility and the agency did show...
Hi everyone,
I guess I fall under the category of long time SS reader, but rare poster :)
I am pretty excited as I have already reached my goal for 2010 which was to purchase 2 IPs. After months of reading and evaluating I was lucky to join a mate of mine to travel up to Deception Bay QLD...
Hello everyone,
I'm currently looking into buying a property in Bell Park with the intention to subdivide later on.
I've done quite a bit of research and think it's an 'ok' suburb to invest it - but I would be interested to hear some forum member's thoughts on Bell Park or Geelong in...
G'day,
my first IP is coming up for settlement quite soon and I was wondering if I should organise someone / a service to check if the builders have actually installed the agreed fixtures.
As I don't live in the same state I can't do this check myself.
Any input is highly welcomed ...
Alex,
yeah I could sustain even a 25% drop. So the risk of me defaulting due to not having enough cash / loan in a year is pretty slim - but then, I'll have a lot more grey hair (still possible) until the IP becomes profitable if it drops that much.

Wow, thanks everyone for the responses ! It's very interesting to see that also the seasoned investors have different opinions on this :)
In regards to D/D - I think I've done an 'ok' job by researching the area and growth potential, the developer, the finance, the risks of OTPs and so on -...
