"From 200 to 300 is a 50% increase!" hehe - Pete, maths is definately not one of my strengths!! Just goes to show even mathematically incompitent people can have a bit of success in life :) <KS>

Tropic - as I stated in another thread, I think you will find that rents have already significantly lifted once landlords have the courage to ask for more $$. My 4x2 in Rockingham is a good example, renting out with 0% vacancy rate since its completion for $300/week. You could have rented the...

    Perth - madness.

Strange times indeed. I just fixed up my little 2 bed unit in Rockingham, raised the rent and have put in on the market to see if I can get the rather large price tag I want. The agent says I have no chance of selling it. Then a week later I get 2 offers on it. Neither offer was as much as I...

    Perth - madness.

In regards to the thing about rising rents....I am not so sure the increase is slow in all sectors. When I began renting my unit out 4 years ago I put it on the market at $115/week 2 Years ago I increased it to $135/week. Last week I increased it to $150/week and I am confident I could have...

    Perth - madness.

My advice (as repeated in other threads): DONT PANICK!! And most of all, take the hype in the papers with a pinch of salt! Just because the paper suddenly says 'the bubble is about to burst' does not add any credibility to the notion. I have had people telling me the bubble is about...

    Perth - madness.

I concur with Kenneth, if I were to place my bets at any point at to when Perth has finally reached the property cycle pinnacle I would say it will be between now and September. Typically annual property sales peak in August/September when people get their tax returns in, and then it dies...

    Perth - madness.

I totally agree Dave. Only investors looking for trouble fail to calculate rate increases into their purchases. As long as people from WA have increasing amounts of spare $$ in their pockets they will be able to compete with easternstate and overseas investors. This will continue to add...

    Perth - madness.

IMHO the best places to buy at the moment in Perth are soon-to-be pricey areas where prestige and high quality living standards can be achieved and used to keep prices stable. Thats just my opinion....I just dont think finding the cheapest buy you can and holding on will be a good strategy...

    Perth - madness.

I think the WA economy will just continue to grow stronger and stronger. There is no specific factor out there which can disable WA but not the rest of Australia. As a rsult I think WA property prices will continue to rise and keep going up until inflation begins to run rampant. In the...

    Perth - madness.

Hi Pete Yeah - sorry about not keeping more in touch with ya buddy, working like a dog at the moment and I have had a gutfull to be honest. The job is ok, but I value my time much more than I used to. Hence I have been doing some number crunching and got some figures but as you say, I dont...

Any suburbs you can point me towards - then the due dilligence can begin :) Same goes if any experienced investors in Sydney / Melbourne can help. Take nothing for granted, my Aussie Geography is appalling! <KS>

    Perth - madness.

oh and in reply to earlier comments about Rockingham: 1) All stations in the vacinity will have many small stores or even medium sized shopping centres within 50 meters of the station. 2) A shuttle/tram is still on the cards linking beach/stations/shops and the suburbs. 3) Anyone been here...

    Perth - madness.

To be honest I have no idea what to do now fellas. I am at the point where my own funds just nicely cover the shortfall from my porfolio - but I want more - and believe that WA still has a good 18 months in it. Why? Coz its a year from the railway line being finished in Rockingham/Mandurah...
