    Kelmscott is undervalued IMPO. get in around the new train station and you'll see value - esp in the R25 area with a 4x1 or 4x2. serious lack of supply of 4 bedders in this area.

    cashflow AND growth are both important - couldn't agree more. so fund the high growth, low yield property with the low growth, high yield one - x-col them and be done with it.

    if you can justify it by it fitting into your investment criteria, then why not? i like IPs within 400m of a train station (to take advantage of the "Network City" zoning that for some reason no-one knows anything about) and close to amen's + schools. oil's on the up and up - public transport...
