    They do offer offset accounts. Had a client with one last time. The only issue is they were charging her 1% higher than everyone else for the privilege :)

    Why do you need a LOC? Just convert to a term loan with offset/redraw.

    I don't like fixing for such a long time as things may change in 5 years. What if you need to sell? Get equity out? Very dangerous thing to do.

    3 year fixed best rate is ME Bank at the moment, 4.99%.

    5 years means that you are locking in your loan with the one lender for that long period of time. Not recommended if you need flexibility.
