    Well the economy is far more complicated than interest rate drops. It all helps though - particularly for credit. Servicing rates drop, existing commitments drop. I can see the flow-on effect already.

    From the markets that I watch I can see things are coming up again. Things that sold late last year were bargain prices.

    It's just an example. Change the numbers from 5-->9% and 2-->6% and it's the same thing. If you borrow even more than 80% then the RoE is even higher!!

    Selling your house to 'win' in terms of some house price index is just ludicrous in my view. Then again, I don't worry about small money, I focus on big stuff.

    I think we bottomed mid-late last year. Of course this is anecdotal from my experience but for example a site in Box Hill I bought for $1.45m is now worth at least $1.8m based on what someone paid nearby for an inferior site in Box Hill South. Friend of mine bought 2 terrace houses (inner-city)...
