Agree. I was thinking of doing a quick cash funded duplex development locally in Caringbah South to fill in a gap between the next big thing. However, on basic calculations, there is virtually no profit to be made at current prices, and the risks are high if the market drops back a bit or dies...

The excavator is getting unloaded right now. Hiring the traffic controllers must add up after a while. Hopefully the builder is not going to try and add these costs to your variations.

Is your block 45m deep? When I built a duplex in Miranda a few years ago, you couldn't build 2nd storey past the 50% line. It may have changed recently, but unsure. Also, the council may not be too happy with only single garage. As mentioned, they are not the easiest council to deal with...
