I'm seeing green shoots. Agree with what the article says at least to the extent of the 'end' of the mining boom being overstated. Good time to buy tho with sentiment so down - as MTR says just research your market and act accordingly. We have seen that even in a severely under supplied...

assuming it's single resi, the average rate is being distorted by the large size of the block. That's just my view of the world... stuffed if I am paying $1000-2000/m for land on lots bigger than 500sqm just so I can weed and mow it, particularly if the market is dictating that I need to go 2...

yes affordability. if you have the money tho, generally speaking if you slap a $400k house on say a $900k block (after a few years of building equity etc) there should be a few hundred k uplift in value. I haven't checked the values on new 2 storey houses in Wembley downs to see

I don't understand, why would you pay $400k for a vacant lot in Bassendean when you could be in Wembley Downs for $800-900k with a serviceable house? Or $7 whatever in mt Hawthorn?

I disagree - there are multiple cities. You couldn't say Hamilton Hill is worth less than Girrawheen just because one is closer to Perth than the other. Also there is plenty of new build supply in Perth - wouldn't put me off buying an existing house.

how does this GF thing work in a nutshell? I thought the valuers didn't attribute value to them, in which case the $120k you sink into it is just unleveraged investment? Seems like a really hard way to achieve some extra yield

both actually. when you drive down south on the Forrest Hwy you look all around you and it's paddocks and cows, then you look at your satnav and notice... holy cow... all those paddocks are already mapped out for subdivision. That area is set to absorb bulk population growth going forward...
