no they arent all like that - for some strange reason they havent done the landscape. $4 to $5k will sort that out. maybe they figure the market is hot enough to not have to bother landscaping - or they are divorced or who knows what??

Kenneth it would seem you have picked up a bargain with your block with views... I am envious! it is good that the valuers are prescribing the values in excess of $400k now as it is a fair reflection of replacement cost.

I just saw that Dominion one on re.com - was quite nicely fitted off. that wooden decking under the alfresco was $3-4k alone. The cafe style lights in the kitchen would cost a few bob too. Seems that the alfresco or something was open to the street which I imagine would have receieved a few...

will keep an eye on it Kenneth. These sale prices are very cheap for investors getting in - below replacement cost. I would expect prices to push well into the $400's when the stage 15+ houses are completed and put to market.

the discussion has generally covered bank valuations. they may cost $300 - $500 but they are a necessary evil for managing your cash flow.

that sale hasn't come thru yet but I note that an earlier owner of this land was the State Housing commission - are you sure it is the Anchorage?

given that land in the estate is now selling at $180k a block and to construct is around $180 to $190k for a fully finished turn key home, it comes as no surprise that the values would have to come in at over $400k.

KS - I was looking at that Anchorage block too. pig of a block huh? there is very little else around on the resale market. the whole market is drastically short of all lisitngs in fact. on the growth rates I think something has to give... either rents move up or price growth slows down. At...

Hi Kenneth - FYI I settled on lot 1898 yesterday for $180,000 which pretty much sets the benchmark in that area for blocks. do you know where are these townhouses being marketed? I am yet to see any promotional material on them

no problems Kenneth, though I disagree with the valuation as I think it is too low. anyway. the finished sale prices you mention seem quite reasonable for buyers too. I can't see those prices lasting much longer.

"You can check 1) how was the anchorage land sold --- overseas, eastern states and then locals ??? 2) how the price was marketed? Each stage added $10-20k? In other words, you just need go to line there and sign your name and forget about your work. You will make a decent money by lining up and...

Kenneth - the RP Data sales history clearly says $175k. either RP Data or your valuer have got it wrong. here's the cut and paste for # 7 Yellowtail Rd L1923/P040510 19/08/05 175,000 and for lot 1585 L1585/P041354 10/08/05 180,000 the one on Bismark would be good buying at that...

Kenneth you could probably go back to your land valuer and have another chat... I note lot 1923 recorded as selling for $175,000 for 510sqm. With a decent finished house now around the $200k you are easily looking at the $400k resale price being broken.

I think there is always an area that is undergoing growth in which you can create equity. The WA boom has made these areas a bit tricky to find as everything is performing so well and is likely to do so for the foreseeable future. It would probably take a downturn in commodities to cool the WA...
