just to clarify this block situation... the price release in stage 5 had a couple going for $299k. the one that i looked at, lot 162, is a bit on the ordinary side... on a corner and an odd shape. this is strong evidence of value, despite the fact that it is a little meaningless as you can't...

traditional blocks in yanchep are now selling for over the $300k mark from the original developer. I too purchased one at $165k, yet to settle, and have seen about 100% growth in that time frame.

"Just a few questions to ask anytime someone says 'the boom will go on forever' or 'this time it's different'." I'd be happy if the 'boom' just tracked along as is - these projects are too huge to be influenced by over night spot prices and they aren't go to vanish. I think of the resource...

i would try to hold yokine and buy your next place, subject to affordability of course. to sell yokine you are going to incur a huge tax bill against your asset base. If your intention is to get say 10 properties, then you would be better to sell your next properties for turnover on the way...

I hear what you are saying Pete but I wouldn't want to pay much more for beachfront along that strip - it's a pretty windswept stretch of coast. Rockingham could be different with it's protected shores. Regardless tho, when the lakelands/stakehill area is finally developed there will be the...

interesting that the Mandurah median is now well above that of Perth. Goes in hand with the theory that lifestyle locations will outperform regardless of what the rest of the property market is doing. personally I am spitting chips that I didn't bite the bullet and buy in Dalkeith 12 months...

there is definitely at least one such business model in Perth already, one up in the Joondalup area that do a fixed sale price fee for $4-5k roughly... you could probably find it if you flicked thru the sat west real estate section. Anreps is quite different as it is an owner sell system...

pretty tough being an agent in WA at the moment... nothing to sell. As kph has suggested, many people are just selling their own homes. Reps are also (as of recently) on minimum salaries now. We are finding all types of sales and support staff etc of any quality are in scant supply.

plenty to rent in baldivis if you are looking for somewhere... and there seemed to be a huge percentage in there being sold as house and land deals to investors. We were putting clients in there in the early stages (before the land frenzy really got a grip) but it just seemed to get out of hand...

I see Gavin Hegney in the Sunday Times saying he believes this will all roll on till at least 2008. Seems the threat of a rate rise has been brushed off already.

I think it is good but to play devils advocate.... why is it now self supporting? I can't see rents having changed much over the last few years. If anything it just highlights that the asset is underperforming. the numbers on the balance sheet have changed but that is about it. I would hazard a...

may not be so gloomy for ore prices... http://www.theaustralian.news.com.au/common/story_page/0,5744,18612092%255E643,00.html Though other exporters would probably welcome a weakening of the resource sector.

I can't see any real problems with affordability in the near future - with salary levels similar to Sydney I can't see any problems with the Perth median rising significantly from this point, particularly in the absence of a much needed rate rise which I can't see us getting. Similarly, with...

keep your feet on the ground guys - the way you are talking you would think that prices have raced ahead to the extent that they are at 10 times earnings or something! If you think prices are high now, check out the article in Saturdays West re typical prices in 2015. Also this weeks BRW had an...

The first still seems low and broadly the commodities boom is still rolling, booming loal economy, strong migration, no signs of a rate rise, inability to supply product and rising replacement costs. if there...
