    just an update here - the bank valued mine up at $600k. I think this is quite good and there is probably not much point in me selling it now, the cash pulled out by selling it will be about the same as the refi amount.

    am doing a unit devy with DA - a bit disappointing. Their prices are way over the top (such that the job is barely profitable) and am not overly impressed with their administrative processes. Seems very slow and bureaucratic. Their new display centre in Ozzy Park is sensational tho!

    I copped the sand problem... the soakwell guy generated a heap of sand, which i then had to pay a guy $500 to barrow around the front, then had to pay a bobcat guy $600 to take away to truck loads of sand. also i agree the painting thing sucks... it has taken me over 3 months and umpteen...
