just looking at some of these top end suburbs - I have to wonder if prices are about to turn down again i.e. the top end has run out of steam. some of the suburbs like floreat and claremont seem to be stagnating

it's weird hey. i remember in about 2006 going to Sydney and thinking how cheap some of the premium property was, right on the harbour front. but then the cheaper housing seem so much more expensive than Perth. I think the syd/mel market is a flatter market

the market has probably had about 10-15% rise in the last year, so that's not a bad result but prices are still below 2006 levels. IMO - and really it's worth nothing as no one ever knows what will happen - we could see a level out for a further 12 months and then as the mining boom gathers...

things sure do seem to have stopped. it almost seems a mexican stand off. i havent seen a place sell around my suburb for a few weeks but the vendors are all sitting way up there. wil lbe interesting to see what happens. i reckon more supply will come on but sentiments is riding high and so are...

I think growth after the 20-40% drop (late 08/early 09) that recovery is limited. perhaps back up 10-15% so still down about 20% or so from peak. sellers are having a hrad time accepting this and there are SO many dreamers just sitting on the market
