It's simply amazing to me that all of a sudden folks in Sydney are getting unsolicited knocks on the door from perspective buyers....where were they back in say; 2004?

Yep. Assuming the buyer is an investor; the deposit required to make the apartment cashflow neutral or pos would be rather large...how many investors are able to lay down that sort of coin? If the investor is borrowing the lot/most of the funds - and the rent is supposedly $690p/w - that is...

Agree, But there are loads of folks out there who are not viewing their next purchase the way you and the rest of us here on SS do, Sanj. If only they had your/our collective level of financial education and awareness... There would be a lot more financially better-off folks around...

John Symonds (Aussie Home Loans fame) said on breakfast tv a few days ago that he thought this latest cut would probably not affect things a whole lot. His view was that we are approaching the top of the market, and a plateau-ing out.

 ABC radio news this morning said Melb and others had gone backwards..I think they said 1% odd, Sydney was the only standout around the Country. They also said this puts more weight behind the RBA statement to be cautious.

I reckon I'd be buying hotels (and apartment buildings etc) too if I was on $2mill a year.

Probably right. But; the article casts aspersions about how it did - which would be a tiny % of the property market - if at all. Show me an ortho, or radiologist, etc - driving a 2001 Conformadore, living in Blacktown, kids at Blacktown Primary/Secondary, hasn't been to at least one O/S...

Exactly my point. But, I'd wager that much of the Ortho's $2 mill wage is spent on lifetyle, and PPoR/cars/schools/boats/holidays first.... The volume of that demographic/wage earner who are in the community is tiny, the percentage of those who are keen property investors would be smaller...

^^ How many investors are wandering around with the guts - let alone the readies available - to throw that much coin at one IP? What would be the rental yield on a property of that price-range in that area?

Sorta yes, and/or to follow their mate; Mr.Jones. But, the ones which sit on the market for that long are usually there for that long for a reason....too expensive, bad design/condition/location etc. I once went to an auction over at Somers Beach - which had for some reason started to become...

True. But, I have never offered a price so low that it was a joke; knowing they were a desperate seller. I've offered low - circa 5-10% and these get accepted. I don't think anyone was crying too much Of course; the percent of properties sold to greedy, immoral investors overall is how many...

So, approx 5% in a year. I wonder which suburbs were included... Don't answer - it's a rhetorical question. Of course; there are stock levels and the median to be added into those figures as well.

How can it be good for a buyer when it's good for a seller? Or vice versa? Forget that question... I should have known - it was a statement by a real estate agent about property.

If they are buying "prestige homes" then they are not affecting 95% of the population - who are middle class and below, and mostly broke. Tell them to come and make an offer on my joint!! :D  And this; They are only distorting a very small section of the property market that most...
