    Underquoting and jaded buyers

Would you not try to offer below the $XXX+ price to see if it was accepted - worth a try? You can always go up if the offer is rejected. The buyer who made an offer on our place offered $250k below our base price. That is no doubt his strategy it seems, and eventually he may succeed...

    Underquoting and jaded buyers

It is for the buyers who are expecting a property advertised at a price range to sell remotely near that price range...lots of wasted time at opens, auctions etc. That is a pretty good estimate by the agent, and the buyers would generally be happy with that. It's when they go for say; another...

    Underquoting and jaded buyers

We're pretty sure we won't get $1.7m - very few times do folks offer the asking price (or above), but you never know - as the $2.127m place showed. So we are factoring offers of probably in the vicinity of $1.5m up to hopefully $1.65m...hence the higher starting figure. We are well aware that...

    Underquoting and jaded buyers

Not saying it isn't worth what it sold for; just making the comparisons between it and ours. I guess you would have to see both houses (and views) in the flesh to really know the value for money. Our estimate that $500k less for ours would be fair and reasonable, based on all the factors...

    Underquoting and jaded buyers

$335k is not correct; we worked out that $1.65m was to be our figure, based on the other sales and recent listings, and the original estimate made by the agent, without factoring in a possible "emotional" buyer rally. That's approx $200k, based on 4 years ago. Maybe settle for $1.6m if it was...

    Underquoting and jaded buyers

Had to laugh; The guy who offered $1.25m on our place was next door this morning with the owners - looking to possibly buy their vacant block. They want $550k apparently, so let's assume he gets it for say; $500k. Our joint cost $760k for the house build, and about $90k for the pool and spa...

    Underquoting and jaded buyers

Yes. what is it with this? I get how it may work, but geez; $200k is a massive gap to close...that's where my concerns were for our joint. Good luck with your sale DB.

Yes. Where we live up on the hill, there is no subdivision allowed, and many of the blocks have slopes of varying degrees, so only one dwelling and more limited use of the land. The Cliftop place has a fair amount of unusable land due to slope degree. From our experience (we have lived here for...

    Underquoting and jaded buyers

Sold in Dec, settled in March. We listed ours on April 1. To be honest; the 2.2 place was a surprise...had little interest for a few months, then all of a sudden two parties wanted it and the fight was on. The location is more in the "Cliftop" section of the town, but still not far from us...

    Underquoting and jaded buyers

Not initially; we had decided that in the middle ($1.55m) was fair and reasonable (given his opening statement), not allowing for a couple of emotional buyers who might fight over it - hopeful of course; but it happens every week as we know. He did say; "and who knows?" which eluded to the...

    Underquoting and jaded buyers

Update: as you'd expect; only tyre kickers and those with not enough funds are circling. No other offers. Had a significant blue with the agent the other day; he called for a meeting (to condition us down, no doubt) and I said; "Yep; come and we'll talk"... Told him he's stooged us, and wasted...

    Underquoting and jaded buyers

At that price level in those suburbs there will be huuuge demand right now...cheaper end, and highly sought after areas. This strategy when used in high demand areas and especially now while the interest rates are low, and buyer emotion is high, is a winner; it creates interest for the r/e's...

    Underquoting and jaded buyers

On that; We currently have our own PPoR on the market. Been on the market since April 1. A similar house sold not long before this (in a more "prestige" section of the suburb) for $2.2m, with no garage (single carport), no pool or spa, but had a butler's pantry. Good views of course. It was...

Straw hats in winter!! Well done. I've attended a few Mortgagee Auctions in the past, hoping to get a cheap IP. They all sold for pretty much market value

    Underquoting and jaded buyers

I wonder if the agent burst a foofer valve sprinting after Bidder B as he/she headed for their car to leave after the auction?

    Underquoting and jaded buyers

That is within the 10% variation which they are supposedly allowed to be "innaccurate" about for the sale price range, so it's a righteous sale I suppose. A simple solution; get the house independently valued before the auction campaign - a compulsory part of the sale campaign, and make it...

    Underquoting and jaded buyers

I agree Rolf. It annoys me how the Gubbmint has brought in rules supposedly to quell the practice of underquoting, dummy bidding etc, but to my knowledge once they did that there has been maybe two? fines handed out. Pathetic paper tiger. Melb is no diff as you say, and it makes me shake my...

    Underquoting and jaded buyers

The thing is, until every d-head stops going to auctions and boycotts them to the stage the agents can't make a sale from one, they'll keep pushing them as the ideal strategy to sell with.
