Hi Pins, Yes these opportunities still exist, they are just a bit harder to find and quite a few dont hit the open market. For example we have a 10 lotter that we sold off-market and it is just going through DD now. Cheers Ben

Hi Peter, The new land that is being released is in the outer parts of Bendigo - Huntly, Maiden Gully, Strathfieldsaye, etc. Well located central properties (and older ones) have been growing quite well in Bendigo as the scarcity of inner-city land is growing. Also, most of Bendigo is...

Thanks Our Obsession, Parking in Bendigo CBD is a known issue so this is going to be really great for the trade in the area. In addition the State Trustees being relocation to Bendigo is a great boon for the local economy and represents yet another key investment from the state government in...

Bendigo is effectively surrounded by forest but there are very strong bushfire controls in place.

Hi Nicson, They both have their market. There is an increasingly large number of Gen X/Y who are moving back to regionals from melbourne who prefer modern properties. Modernised period properties are great for sale if they have kept some of the period features. From an investment point of...

Golden Square is currently less than 1% vacancy rate - extremely tight. Unsurprisingly, this tight rental market and quick re-letting times, is during quiet season, not busy season! Cheers Ben

Jack, North Bendigo (not Ballarat ;)) is quite popular at the moment due to the Hospital which is going to be great for the area. I have been buying in Golden Square for the last two years and really like its location and make-up. Those alerts are the commercial builders putting generic...

Spring Gully has a great out-look, I feel like everywhere you look is a tree backdrop - very pretty. It already has a bit of premium to it, which I think will continue. When you look at the overlays you can see a large amount of environmental significance, vegetation protection and wildfire...

Hi Jack, Depends what you are after, it sounds alright but there are better if you are after a yield play. As an example we have a development that is $265k buy in for house and land unit, rental estimate of $270-290/week, or a lot more if you furnish. Similar yield, low stamps as you are...

Great to see some solid regional growth rates, it is interesting to see the differences in the construction industries in regional vs metro at the moment. A lot of builders I know in Melbourne cannot find work, and the builders I know in Bendigo are backed-up and turning away work.

JIT - there would definitely be but it would be hard based on the medium price. Medium = $285k. 7% means $383/week which is a stretch for Bendigo. It does have quite a few 5-6% yields though. If you want more there are a few options: 1. NRAS properties, being a lower price point the government...

if borrowing 95% i wouldn't recommend buying a house and land package. I would be looking at a 2 bed unit then, you should be able to get one in Golden Square for $240-260k, or a 3 bed if it doesn't have street frontage.

mezma3, Welcome to the forums :) I have been investing in Bendigo for the last couple of years. I have two properties in Golden Square and a share of one in Flora Hill. Bendigo, I feel, has a lot to offer for a number of strategies. There are good sized blocks for sub-division potential now...
