yep easy, 8% growth on a property is not much above average but to pay more 8.5% to Sheryn and make a profit should be easy. The beauty of leverage means the returns can be much lower than 8.5% and the return on cash still be much higher.

Surely you are kidding Sheryn! I will give you 8.5% over 5 years if you like, if you can't average over 8% with your I/P's then there is something very very wrong and it shouldn't take much work, it is called passive investing for a reason!
