    Hotspotting or Timing the Market

G'day Kennyjaiz, Sorry for the delay in getting back to you, just got off the plane from Vegas, my god what an awesome place to spend a week (but probably not much longer) wish I went there when I was single. It is amazing a place that appears lawless has no visible signs of trouble. So many...

put u down for $10m;) Do u use a mortgage broker, if not get a good one (min 5 investments him/herself). I think buying cashflow + as a way to increase serviceability is a myth really. Lenders assess above market interest rate and only take a portion of rent so not many u could buy would...

    Hotspotting or Timing the Market

Cheers Mate, We all move the pace we are comfortable with, your strategy is a good one and will work long term for sure! My life strategy (laziness) of leaving things to the last minute means i will have to work all night to catch up on work before i leave in the morning for a weeks...

You r right Farmilor no cash down, i am borrowing $700k to buy it. Will throw $60k into offset account and let it pay itself for 5 years, as long as it is worth more than $700k in 5 years i am in front for putting no cash down upfront and nothing ongoing except the NG tax break i think it...

    Hotspotting or Timing the Market

Thanks Guys :) Rental estimate is $530-$550pw and I bought through a BA as i have found NSW real estate the most difficult and frustrating system in the country! They did a lot of work, missed at three auctions so glad they will now get paid as they deserve it;) Cheers BT

    Hotspotting or Timing the Market

Jaycee it refers to the stage in the property cycle of. We had a bit of a discussion on that in some earlier posts, general consensus was 6 o'clock bottom of market 12 o'clock top of market so starting to move so pat 6 but still some room before 12 is the ideal. Cheers BT

    Hotspotting or Timing the Market

Hi Profit, The initial offer was $575k and it was accepted, they were offered $580k so I went to $582k which was again accepted but then strata report came in. Issue is the body corp requires a $7k contribution by June from each unit for renos. I like this scenario as you often get the place...

Thanks Tess, So API are using a different clock then? You can't be at 2pm on a clock that only goes between 6 -12. Anyway people's thoughts on this would be interesting especially cities like Perth and Darwin, Hobart etc. I will only rank the cities that I am researching at the moment...

    Hotspotting or Timing the Market

Hi Tess, What does each stage of the clock represent? I would have thought Melb was ahead of Syd in the cycle. BTW for those that were asking the property I was trying to buy has fallen through ( again). It was in Cammeray, BA thought the strata report was unacceptable. Very frustrating...

    Hotspotting or Timing the Market

Hi Rickardo, I am likely to buy in Brissy at end of year, not sure if i will use BA or not. I often go to Brissy for various things so will do some groundwork on one of those trips. Qld has a good real estate process that is easy imo so might do it myself or combination with BA, will see...
