Rolf is spot on... But fixed rate also happened to drop. CBA 3 year fixed rate down to 4.89 I think this is more to do with competition :)

Is there is a minimum loan amount? Several thousand for legal fees... If the fees are $4k that means needs to be a $1M just to break even with standard banks... Also loose 10% usable equity. Downside looks pretty big, must be some more upside... Lending niches?

It will continue to go on as it interest people. Through managing cash people are able to manage their risk. If I know that my repayments are $X for Yyears I can manage that risk to ensure that I can survive Zmonths/years with no rent. Locking in a fixed rate shouldn't be about the...

Delfredo, you suggesting that because they are the largest they should have the lowest rate across all different terms always? I think that its great that they have at least lowered the rate of the 3, 4 & 5 year terms... along with keeping the 2YR @ 4.99% CBA current fixed rates on wealth...

They probably have similar thoughts to CBA having 2yrs at 4.99% Be interesting to see if cba and nab join in on the 3 and if they keep their 2 year as is.

My most recent conversation with someone in the 'know' was that at this stage CBA isn't planning to match the 3 Year Fixed Rate, as at this stage they are still offering the 2 Year Fixed @ 4.99% which others aren't... But as more go and competition increases its likely to change. For the...

Can usually get equity out with a seperate stand alone loan. But agreed 5 years is a long time to fix, mind you I did consider a 5 year fixed rate, ended up going with 2 :)
