    Update on purchase for those who're interested. Automated Valuation (CBA AVM) $235,000 Rent $320 p/w Had reasonable amount of maintenance, lots of small petty stuff. Property was vacant for approx 3 weeks after not renewing lease of first tenant. Now have sound very sound tenants.

    Mine took around 2-3 weeks to be retenanted. New tenants are just going in now. It is a much quieter time of year, had around 2-3 other applications but they weren't from quality tentants. Have put them on a 6 month lease on PM recommendation so they're due at the busy time of year.

    Settlement was due for yesterday, but got a call the day before settlement to say the vendor isn't ready... Somehow the documents got sent to the wrong bank and they won't be ready to settle for 2 weeks because the docs got sent to the wrong bank. I checked the title and it's westpac so not sure...

    2/3 probably say the same about Elizabeth ;) but as you know that doesn't fase me. They commented some street are really bad, but also said they can have issues in any areas, which happens with all rentals. I can't get out of work that easy Jim ;) people want to be in there houses before...

    Different mind set :) I'm happy not to see a property, if I see it I might not buy it and loose money because it still could be a good investment. I'll eventually look at them maybe :)

    I also dont think I would buy one of the auctioned off DOH properties sight unseen either, but would purchase sight unseen. How long have you had the property? what have the tenants been like? Would you care to share what street?
