Nearly two years on... My Mount Austin property has gone from $216,000 purchase price to $239,000 valuation (CBA AVM suitable for lending purposes / desktop). Also rent has increased from $315p/w to $320p/w. I had a vacancy of around 4 weeks after first tenants left, good tenant but one lost job...

Update on purchase for those who're interested. Automated Valuation (CBA AVM) $235,000 Rent $320 p/w Had reasonable amount of maintenance, lots of small petty stuff. Property was vacant for approx 3 weeks after not renewing lease of first tenant. Now have sound very sound tenants.

I managed to increase mine by $5p/w :)

Had my property in Mt. Austin for around 14 months now. Found a tenant whilst waiting for settlement, they were all good until the male in the property lost his job. After that they were late every month and would pay up just at the right time. Opted to not keep them on. Advertised for...

Mine took around 2-3 weeks to be retenanted. New tenants are just going in now. It is a much quieter time of year, had around 2-3 other applications but they weren't from quality tentants. Have put them on a 6 month lease on PM recommendation so they're due at the busy time of year.

Settlement was due for yesterday, but got a call the day before settlement to say the vendor isn't ready... Somehow the documents got sent to the wrong bank and they won't be ready to settle for 2 weeks because the docs got sent to the wrong bank. I checked the title and it's westpac so not sure...

Looking for some local knowledge on some street/areas in Wagga. Want to know the "bad" streets. Aware that Zielger (kooringal) is bad in the middle... and bululo (ashmont) isnt much good.... looking in the Ashmont area Spoke to few different local agents and got really mixed veiws...

Different mind set :) I'm happy not to see a property, if I see it I might not buy it and loose money because it still could be a good investment. I'll eventually look at them maybe :)

I also dont think I would buy one of the auctioned off DOH properties sight unseen either, but would purchase sight unseen. How long have you had the property? what have the tenants been like? Would you care to share what street?
