House is gone, site is clear. Surveyors are going in over the next few weeks to complete pegging and their work. They will be followed by SA Water to complete the main extension. Will then be lodging for new titles. During the next couple of months whilst waiting for titles will be finalising...

Most of the fall is on the front of the block which will be driveway, garage will be a couple steps down to ensure driveway isn't steep. The fall is only around 1M at max for the building. Already have a footing construction report complete, soil is moderate to highly reactive as expected.

Shared driveway or anything like that? Mine are all torrens, seperate slab, no common driveway or area. Have you been told no by CBA? What's your intention with the properties, sell or hold?

Policy was 3 prior. Are they separate title? Seperate slab? Any party walls?

Yeah using CBA and aware of this, going to be fun but I'm confident of getting it through still. Haven't heard confirmation of the new policy yet.

Just got a bill in the mail from SA Water for $320 The engineers did some damage when they were doing the drill bores for the footings report. Should this be something that they should be reimbursing me for or is this on me and bad luck?

Update Update. A lot has been happening. Received council DA few weeks back, happy days. Managed to get the approval for the 3 properties. I'm super happy with this, 5 different architects told me it couldn't happen. After speaking with family friend / mentor I pushed on and spoke to...

Council just emailed me. Not really the exact result I was looking for, as will need to pay for arborist & engineer for the specific paving. But it allows me to continue as orignally designed. Soon the real fun will begin.

Arborist Update! ~$2k spend on Arborist to complete a 'Root Investigation Report' which included a hydro-vac excavation. Report was mostly successful as they didn't find any roots over 50mm but did find one root which was bang on 50mm most roots found were 15mm or under. I'm hopeful that...

I believe there would be more value in keeping the properties on facing the street they're currently facing. There is a really nice park straight across the road and two really nice houses next door. I think the value would be better as community title with shared driveway over changing street...

Long story short, received a payout from insurance company for loss of rent and tenant damage. Costs approx $1,200 (less offset) to hold each month. The plan was always to start around now, only got brought forward due to tenant. Net result has worked out well for me.

Bit of back and forward with council, wont comment too much at this stage until resolved. There is some debate around the neighbours tree. At the moment the solution has been to angle the driveway/crossover which then gives us the 1.5M required (refer to attached pic). This should be...

Yes had suggestions from others that the tree should of 'gone' prior to submitting. Haha there you go. Yes very nice design and very happy that they completed the development next door as definitely increases the value of mine. I'm sure their value will also increase if I can get this...

Update - Council not happy - DAMM TREE! Council not happy with the driveways being inside the Tree Protection Zone (TPZ) and Structural Root Zone (SRZ). Architect is going back to council tomorrow to discuss. Neighbour seemed to have got around this issue somehow, as their tree looks about...
