    Yes I just secure the equity in a new LOC or by extending an existing LOC's (depends what the funds are for). If I refinance to a new bank, I change the LOC to standard loans as they have lower interest rates (and I'm not using them as LOC's anymore) and then extract the extra equity to a LOC...

    I don't refinance the same properties every 3 months per say, I refinance one or more of my properties every 3 months. Closest I have come with one property is about 18weeks, property value went from $512K (purchase price) to $580K on a bank valuation. $3777 per week isn’t bad :D

    That's basically one of the main reasons I am not buying in this market. However I'm currently very happy with my "buy & hold" properties, I'm currently extracting equity about every 3 months. It seems like a never ending cycle of withdrawing equity, I'm over the moon :D
