    Perth - 3 unit/villa development

I think anywhere from Spearwood up to South Fremantle is a good spot to be for long term. Close to Fremantle, Beaches, Marina's, Fiona Stanley Hospital, Shopping centres. Some area's are a bit run down but will only improve.

I have a front loader and the dryer sits on top of it so works out well. You cant do that with a top loader obviously.

And I guess you need to factor in if its cash flow positive of say 5k per year, plus claiming back the depreciation benefits of the asset come tax time, which would be how much roughly ?

So just musing about what I said before, do you get a premium for selling brand new never rented ? its not like a car (depreciating asset), If you sold in a years time after renting it out, probably get the same amount so long as the market hasn't dropped ?

True, I think my strategy is build, refinance and see how the rental market is and go from there. I will have a good buffer and can hold if need be either way. The media seem to be property bashing in Perth at the moment so in 9 months time should be a different story hopefully !

Weighing up, sell at a premium because the product is brand new or rent out and sell down the track:confused:, decisions decisions !

http://www.realestate.com.au/property-apartment-wa-spearwood-116516667?rsf=emailalert-propdetails This looks pretty good, but for roughly the same price would you rather a 2x2 in this development or a 3x2 down the road with your own double garage ? I know which I would prefer :)

    Perth - 3 unit/villa development

OK thanks, my block is 750m2 and it's already zoned R40, my numbers are not as good as yours as I paid a bit more for the block, but spread that over three houses it isn't too bad, still looking at a minimum of 20% profit (creating equity) I think. Obviously depends on the market etc.. but...

Nice one, How big is the block ? Can you put up floor plans ? Who is the builder if you dont mind ? I would like to get a quote of them as well, and how long did it take you from settlement to starting the build ? Chomp
