As I mentioned previously, the area is relatively 'ugly'. The poor builds of the time, generally neglected and little quality outdoor public areas. If you've driven through the areas, you'd understand. Proximity to Salisbury centre doesn't mean much, as almost all the suburbs are near it, and...

Fairly rough and ugly imho, same build era as Elizabeth. *however* the block sizes can be generous in size and dimensions, making them conducive to development, so there's been some interest in the area. I'm not a fan personally though.

That's essentially it. The program is in place to assist First Home Buyers get into the market with structurally sound homes at slightly cheaper than market prices. If the property doesn't sell to a FHB'er in the designated time, it then enters the rest of the market. By this time the investors...

Strong demand in the area. 70%+ of the area is owner occupied, so there aren't many properties available for rent. Going off anecdotal evidence, clients who have bought in the area have found their properties tenanted very quickly (most have tenants signed up before settlement).

I grew up there. :p Reasonable area. Good yields for quality stock, there are properties still being built in the area, and infill. Larger blocks in comparison to new builds, but too small to develop for most - these properties suit buy and hold, with a renovation chucked in if possible...

A lot of redevelopment has helped with the stigma and demographics. Looks quite nice in some parts that have been completed, but it is still a little rough overall imho. Give it time though and it should make for a nice area. Investment or PPOR?

What sort of rent would you be looking at with the Tenterton property? Looks like decent stock, thats for sure.

Fantastic summary there Paul. :) Spot on with the error, I have a feeling that a previous figure was still in the calc putting it out significantly. As you've suggested, it's quite a feat to provide a comparative analysis in the two super council zones. I'll be interested to gain some...

Hi Simo, The primary difference between the two scenarios is that the IP's loan and holding costs will be deductible, whilst PPoR will not be (but you will be up for $130 continued sharing arrangements). Financially if you can continue living with such cheap arrangements, it sounds like you...

Alrighty Logica. :) I haven't stated once that there is lower employment participation within the Southern region (we'll focus on Onka), but employment opportunities. 52% of residents travel outside of the area for their work, of which only 5% have employment within the Onkaparinga South...

Because aesthetically pleasing and good investment aren't necessarily the same thing. Distance for people down South is much more detrimental than North, as a large number have to commute to the CBD. I think you'll find a lot in the Outer North don't have much need to go to the CBD so this is...

Indeed. The Southern Adelaide has a job deficit, with there being not enough jobs available in the area to sustain the population size. Hence why the expressway duplication becomes so important for commuters. The constant constraint of commuting times will be a contributing factor to people...

Hi LoneWolf, I won't comment on the Southern side of Adelaide, as there are people better versed in the opportunities present down there. East and West IMHO are CG plays with higher end developing opportunities to boot. This pretty much leaves the outer North. You can hit the 5-6% yield...

Para Hills is 20 mins to the city down Main North Rd, Enfield around 15 mins. Less time for both if you don't get any traffic. Buses and trains for both, however the Gawler line is only really useful for those hugging the western ends of those suburbs. Both areas aren't that far for CBD...
