Logan: Getting a bit too hot?

Agreed, if buying strata I'd avoid too many facilities available, as they are a long term liability which you'll be stumping up for - at the erosion of your cash flow.

Fantastic result! What are you strata costs on the property per year?

Logan: Getting a bit too hot?

Considering the cost and quality of new builds in the area, I would say that is indicating a long term generational shift in demographics. Logan council indicates long term consistent population growth which balances this supply too. I'm not an expert on the area, but I do like it's...

Logan: Getting a bit too hot?

Did the argy bargey, didn't agree on price. Happy I didn't, as I've seen some decent prices emerge back in Logan Central etc over the last four weeks. I'm considering pulling a cheque book out again - if Adelaide stops presenting good deals.

I've kept an eye on Loganlea. Prices are higher, but quality seems to be justified in comparison + rents. A lot of newer builds in the area which are pulling the standard of the area up.

Keep up the enthusiasm and you'll go far! Are you flying over there, or buying sight unseen?

Logan: Getting a bit too hot?

Indeed. A high % of clients are currently looking at Brisbane at this time.

Logan: Getting a bit too hot?

I think Sydney has sucked a lot of gain out already, so I'm not bothering looking there. I fly to Brisbane on Tueday hunting for the next purchase, I think there is still strong potential there and neutral holding costs, so fits my needs. Yeah, slumtown SA is still good as usual, however I've...

Interesting, I don't necessarily disagree either - certainly potential for this to happen. Where would you target right now if you're looking for short term gains in the slummy sub 300k bracket Aust wide?

Logan: Getting a bit too hot?

Heh. Land values are terrible in so many cases. One val I got back on a 800sqm property came back at 95k. Sub'd 300sqm blocks sell for 100k. Go figure. How do you find Kingston in comparison to LC? Much of muchness? Venture into Woodridge?

Dastards. As a consolation prize, I will pay 210k for said property. ;)

Logan: Getting a bit too hot?

Bingo. Out of 6 calls I've made on properties, 4 under contract. Some of those four have been on re.com.au/domain for several weeks without change.

    What suburb is this?

Logan: Getting a bit too hot?

Looking into Logan right now, I'm finding a huge amount of properties are going under contract after being on the market for only a few days. Prices have pushed up from the first half the year. What's people's thoughts on Logan right now, particularly Logan Central? Think the boat has passed...
