Agree. Join me in reporting his posts until he writes like a human. No lawn in Las Vegas because it's in the desert. Should usually follow the numbers in investing, not the aesthetics, right? I'll do the research and the legwork if you provide the capital, deal?

Sorry yes, should have added. That finance offer was for personal name only, and SFR Houses only. (An offtopic tip, you can change how many posts appear per page in a thread - I set it to the maximum and found this helps finding previous posts in a long thread. This is done in your USER CP...

Snowee: As I mentioned a few posts up, majority of financiers won't look at Australians. One that I found that will deal with me (and I got a pre-approval) has a minimum loan amount of 75K and a maximum LVR of 70% (and therefore a minimum purchase price when using a loan of approx 110K). Of...

Yes, actually. Other than mansions that cost big bucks (though cheap compared to comparable properties here), I've yet to see a house rent for more than say 1500. And those cost many times what you've quoted. Provide a zip code for the forum to evaluate otherwise you're just spruiking. It's...

That article was written in January 2005. Doesn't say anything about countries that have a treaty. Also says you can elect not to be taxed at 30%.

Klimmy - I believe it's because the annual property taxes are being reduced heavily due to them making sufficient revenue from gambling taxes. It shows 2010 assessment as much lower than 2009's, meaning that next years tax bill will be based on this new value. Could be completely wrong but...

On a more practical note, can emma or one of you with property over there show me a typical costs breakdown for a relatively new house. EG according to web relatively new house in 89113 rents for 1200 a month. So per year: Rent: 14400 minus Management: 1152 (8%?) Insurance: 1000?? Taxes: 2000...

Isn't a gift at all. The LLC purchases it from you, settles immediately and assumes the mortgage. Lender has a clause in the contract which allows this.

To get the thread back on topic and away from discussing what a JP is, thought I'd mention I'd contacted every finance broker / bank / lender / private funder who's email I could find. Vast majority said "LOL Australian; no way!" A few said "sure at 50% lvr 10% interest rate" A couple said...

On that topic Jeremy, if needed, you can have Australian documents signed in Sydney by the Apostile, making them (almost) worldwide acceptable. Goto http://www.apostille.com.au/hague-convention.php for more info.

Chui - my lender has said they will only lend to personal name not LLC but okay the title being transferred to LLC upon settlement. I've yet to research the legality/practicality/ease of this. Also not sure if it's worth keeping in personal name to allow refinancing in the future if needbe...
