    OK, so save building and pest until after acceptance, if one can get a vendor to accept a contract with a subject to these two items. Valuations should be around $350-ish, if I get 2 or 3 perhaps slightly cheaper. Sure, $1000 on valuations is expensive, but that's a cheaper way to 'purchase'...
