    So on a day to day level skater, is the Tenant still using the premises, with smelly stuff going everywhere, or has the plumber re-connected the two plumbing mis-fitting pieces with some sort of "reducer" such that it is a snug fit and doesn't leak ??

    Agreed TF. This seems to be the root cause from what has been posted thus far. Nothing to do with Tenant initially it would appear. Tenant subsequently not notifying the Landlord upon first noticing something was awry during that 3 month period has definitely exacerbated the problem...
