    I'm actually looking at the inner city/inner east areas like Bulimba, Hawthorne, Kangaroo Point etc. But also looking at CBD retail shops and development sites too. Although I'm still so-so about the latter as southerners aren't flooding to buy those any time soon, and I just can't see Brisbane...

    Stockmarket is a good buy if it can go close to 5000. Property is good to sell. Funnily I'm still chasing a few deals but they're quite unique circumstances, otherwise I wouldn't really touch the Syd/Melb markets. Maybe Brisbane?

    Buying and selling. Bought a commercial in a syndicate last November, settling next week. Likely to flip it in a month to get a 30% uplift in price. Looking for similar opportunities now. Missed one that just went.

    Good location, good blocks, generally have strong demand. The moment it has the slightest problem the market is very cautious.

    Ha yes, these are the people who don't sell in booms in case it goes up more, and then want to sell for boom prices in flat/falling markets.

    There are still some stubborn sellers. There's a place we've been looking at for a while. The vendor's still around 18% higher than the highest private offer he's received and that's over a period of 9 months.

    Agreed. We just settled a commercial property in the CBD last weekend. There were lots of rooms for negotiations in the process which lasted around 3 weeks. This opportunity (in the CBD) been exercabated by a few appalling sales results for commercial buildings in the Melbourne CBD...

    So what happens in some of the wealthy suburbs where there's no mortgages? One Third of Average Income / Zero Mortgage = Undefined Not sure if we should buy if we get Undefined as an answer.

    Sometimes you need to take calculated risks to progress. Can't get to the second base without taking foot off the first.

    Agreed let's see what happens in 6 months - ie how far market falls, how much rates fall.

    Not true because you need to risk-weight your decision. At this stage it might not make sense to buy because the risk is to the downside. But the downside risk is not sufficient enough at this stage to warrant selling given the transaction costs etc you incur.

    Not really. Based on your iterative logic, a good deal will only happen for a seller when there are no buyers (because if someone buys it then that means the buyer has found a good deal and the seller shouldn't be selling). Gee if everyone over-analysed like hic nothing will ever get done.

    Buffett once said, when everyone is fearful it's time to be greedy. Maybe you're thinking too much.
